We are currently supporting a successful residential developer in their search for a Senior Land Manager to strengthen their land team and help deliver their growth strategy across the West Midlands.
This is a key role within the business, offering the opportunity to take ownership of new land opportunities and work closely with senior management and the wider development team.
You will be responsible for identifying and securing new development opportunities, from early-stage sourcing and initial appraisal through to negotiation, due diligence, and acquisition.
The successful candidate will have the autonomy to build relationships within the market, identify off-market opportunities, and contribute to the continued expansion of the company's land portfolio.
Key Responsibilities
- Identify and source new residential development opportunities across the West Midlands.
- Develop and maintain strong relationships with landowners, agents, planning consultants, and other key stakeholders.
- Proactively generate new land opportunities, including off-market and strategic sites.
- Undertake initial site assessments and prepare detailed financial appraisals.
- Lead negotiations with landowners and their representatives.
- Manage the acquisition process from initial identification through to completion.
- Coordinate with planning, technical, commercial, development, and legal teams throughout the acquisition process.
- Assess planning, technical, commercial, and legal risks associated with potential acquisitions.
- Prepare reports and recommendations for senior management and investment committees.
- Monitor local market conditions, land values, planning activity, and competitor activity.
- Contribute to the wider land strategy and help identify areas for future growth.

About You
We are looking for an experienced Land Manager / Senior Land Manager with a proven background in residential development and land acquisition.
You'll ideally have:
- A strong track record of acquiring residential development land.
- Good knowledge of the West Midlands land and housing market.
- Excellent negotiation and influencing skills.
- Strong financial and commercial appraisal capabilities.
- Experience managing acquisitions through the various stages of due diligence.
- An established network of landowners, agents, and professional contacts.
- The ability to build long-term relationships and generate new opportunities.
- Strong communication and presentation skills.
- A commercially minded and proactive approach.
- The confidence to work independently while collaborating effectively with a wider development team.
