TDM Recruitment is retained by a leading national housebuilder to appoint a Senior Land Manager covering the East Midlands region. This is a business-critical hire for a housebuilder with an ambitious growth strategy, offering genuine autonomy over land strategy and a clear route to Head of Land / Land Director.
The Role
You'll take ownership of land acquisition activity across the East Midlands, building and managing a pipeline that supports the division's growth targets, and working closely with planning, technical, and commercial teams to convert opportunities into secured consents and live sites.
Key responsibilities include:
- Sourcing, appraising, and acquiring residential development opportunities (greenfield, brownfield, strategic land, and options) across the East Midlands, working to agreed volume and margin targets
- Building and maintaining relationships with landowners, agents, and consultants to generate off-market and direct opportunities, alongside monitoring local plans and planning portals for emerging sites
- Preparing land appraisals and financial viability assessments, negotiating heads of terms and contracts, and presenting acquisitions through the divisional land board for approval
- Managing the land pipeline from initial identification through to legal completion, including instructing and liaising with solicitors, planning consultants, and technical teams to de-risk sites ahead of purchase

What We're Looking For

- Proven land buying experience gained with a national or regional housebuilder, ideally with strong existing relationships across the East Midlands market
- A track record of sourcing and securing sites through to completion, with sound commercial and appraisal skills (Land Manager or Land Buying software experience is an advantage)
- Strong working knowledge of the planning system and local plan process across relevant East Midlands authorities
- Excellent negotiation skills and the credibility to deal directly with landowners, agents, and senior internal stakeholders
