Role Description

The Senior Lettings Manager in Herne Bay is a full-time, on-site role responsible for leading the lettings department and driving branch performance. Daily tasks include overseeing all aspects of the lettings process, from property valuation and marketing to tenant referencing, move-ins, and renewals. The role involves managing landlord and tenant relationships, resolving issues promptly, and ensuring legal and regulatory compliance across all tenancies. The Senior Lettings Manager will coach and support the branch lettings team, set targets, monitor KPIs, and contribute to local business development and marketing initiatives. This position requires a hands-on approach in the office and in the field, maintaining strong visibility in the Herne Bay market and representing the brand to a high standard.

  • Strong knowledge and experience in Lettings and Estate Agents, including managing a residential lettings branch.
  • Proficiency in Landlord/Tenant Matters and Property Management, with understanding of relevant legislation and best practice.
  • Excellent Customer Service skills, with the ability to build trust, handle queries, and manage expectations for landlords and tenants.
  • Proven experience in leading a team, setting targets, and supporting performance in a fast-paced sales or property environment.
  • Effective communication, negotiation, and problem-solving skills, with confidence in face-to-face and telephone interactions.
  • Good organisational and time-management abilities, with attention to detail and accuracy in documentation and compliance.
  • Comfort with property and office technology, including CRM systems and digital marketing tools.
  • Previous experience in a senior lettings or branch management role is essential; professional property or lettings qualifications are an advantage.
