What We Are Looking For

Senior Maintenance & Compliance Operative

We're looking for an experienced Senior Maintenance & Compliance Operative to act as the lead maintenance resource on site, keeping our facilities safe, compliant, and running smoothly. You'll take ownership of planned and reactive maintenance, statutory compliance, and support for our ISO 45001 and ISO 14001 management systems, while helping drive continuous improvement across the organisation.

Key Responsibilities:

Maintenance & Facilities

  • Deliver planned preventative maintenance (PPM) and reactive repairs across buildings, plant, equipment, and fixtures
  • Diagnose faults and carry out timely corrective actions
  • Maintain building fabric (walls, flooring, doors, windows, fencing) and carry out basic plumbing, carpentry, and decorating
  • Support refurbishments, workspace alterations, and equipment installation/relocation

Statutory Compliance

  • Support compliance across EICR, emergency lighting, fire alarms/extinguishers/doors, HVAC, water hygiene/Legionella, lifting equipment, pressure systems, and building safety systems
  • Monitor compliance schedules, certification, and inspection deadlines
  • Assist in closing actions from audits, inspections, and enforcement notices

Health, Safety & Environment (ISO 45001 / ISO 14001)

  • Support implementation of H&S and Environmental management systems
  • Participate in workplace inspections, audits, and risk assessments
  • Report and investigate incidents, near misses, and unsafe conditions
  • Support waste management, energy efficiency, and sustainability initiatives

Grounds, Security & Contractor Management

  • Maintain external areas: grass cutting, hedge trimming, pathway upkeep, winter preparations
  • Ensure car parks, walkways, and site boundaries are safe and operational
  • Support contractor coordination, inductions, RAMS compliance, and performance monitoring
  • Conduct security inspections of buildings, access points, and perimeter measures

Emergency Response

  • Respond to facilities emergencies (utility failures, flooding, fire alarms, security/environmental incidents)
  • Participate in emergency drills and support business continuity arrangements

Administration

  • Maintain asset registers, service records, and compliance documentation
  • Support reporting, KPIs, and management reviews

What Qualifications You Should Have

Essential Skills & Knowledge

  • Knowledge of building maintenance and facilities management practices.
  • Understanding of statutory compliance requirements within commercial facilities.
  • Knowledge of Health & Safety legislation and safe working practices.
  • Understanding of risk assessments and permit-to-work systems.
  • Strong fault-finding and problem-solving capability.
  • Good organisational and communication skills.
  • Ability to work independently and prioritise workload effectively.
  • Competent IT skills including Microsoft Office applications.

Desirable

  • Trade qualification (Electrical, Plumbing, Mechanical, Carpentry or Building Services).
  • IOSH Working Safely or IOSH Managing Safely.
  • IPAF Qualification.
  • PASMA Qualification.
  • First Aid at Work.
  • Fire Warden qualification.
  • Legionella Awareness Training.
  • Asbestos Awareness Training.
  • Experience supporting ISO 45001 and ISO 14001 management systems.
