Senior Portfolio Manager
Location: South Kensington, London
Salary: £45,000 per annum + bonus & commission
OTE: £60,000 per annum
Hours: Monday–Friday, 9:00am–6:00pm
Saturday: 1 Saturday per month, 10:00am–4:00pm, with a half-day off in lieu the following week
Position: Full-time, office-based

Romans & Partners is a London-based estate agency specialising in residential lettings, property management and sales, with a strong focus on providing a high-quality service to UK and international property investors.
We are looking for an experienced Senior Portfolio Manager to join our South Kensington office and take responsibility for a portfolio of approximately 120 residential properties on behalf of our investor clients.
This is a senior, hands-on position for an experienced property professional who can take ownership of their portfolio, build strong relationships with landlords and tenants, and ensure properties are managed efficiently and compliantly.
Key Responsibilities
The Senior Portfolio Manager will be responsible for the day-to-day management of approximately 120 properties, including:
- Managing the full property management lifecycle from tenancy commencement through to renewal, termination and check-out.
- Acting as the main point of contact for landlords, investors and tenants.
- Developing strong relationships with our UK and overseas investor clients and providing clear, proactive updates.
- Coordinating maintenance, repairs and refurbishment works with approved contractors.
- Reviewing quotations and ensuring works are completed promptly, professionally and at appropriate cost.
- Carrying out and reviewing periodic property inspections and following up on any required works.
- Managing tenancy renewals, rent reviews and tenancy extensions.
- Preparing and serving relevant tenancy and property notices where required, including Section 8 and Section 13 notices, subject to the applicable legal and compliance requirements.
- Monitoring rent arrears and working with tenants and landlords to resolve outstanding balances.
- Managing deposit matters, check-outs and dilapidation claims.
- Liaising with inventory clerks, contractors, utility providers, block managers, councils and other third parties.
- Ensuring properties remain compliant with relevant legislation, including gas safety, electrical safety, EPC requirements, smoke and carbon monoxide alarms, deposit protection and applicable licensing requirements.
- Monitoring HMO and selective/additional licensing requirements where applicable and ensuring renewals and compliance actions are dealt with promptly.
- Maintaining accurate property, landlord and tenant records on the company’s property management systems.
- Escalating significant legal, compliance, maintenance or financial issues to senior management.
- Working closely with the Lettings, Tenancy Progression, Accounts and Maintenance teams.
- Identifying opportunities to improve the service provided to landlords and investors.
- Supporting and assisting more junior members of the Property Management team when required.

Experience & Requirements
The successful candidate should have:
- Minimum 5 years’ experience within residential property, lettings or property management.
- Strong experience independently managing a residential property portfolio.
- Good working knowledge of UK residential lettings legislation and property management compliance.
- Experience dealing with tenancy notices, renewals, arrears, deposits and tenancy terminations.
- Strong understanding of maintenance and contractor management.
- Excellent written and verbal communication skills.
- Confidence dealing directly with landlords, investors and tenants.
- Excellent organisation and time-management skills.
- The ability to prioritise a busy workload and manage approximately 120 properties effectively.
- Strong attention to detail, particularly in relation to compliance and legal documentation.
- A professional and commercially minded approach to property management.
- Good IT skills and experience using property management/CRM software.

ARLA Propertymark qualifications are desirable but not essential. We are prepared to support the right candidate in obtaining further professional qualifications.
Salary, Bonus & Benefits
The package includes:
- £45,000 basic salary per annum
- Performance-related bonus and commission

Working Hours
The role is based from our South Kensington office and is primarily office-based.
- Monday–Friday: 9:00am–6:00pm
- One Saturday per month: 10:00am–4:00pm
Where a Saturday is worked, the employee will receive a half-day off in lieu during the following working week.
