Senior Private Residence Manager

London | Full-time | Senior Leadership

Reporting to: Co-CEO

Scope: This role will be responsible for the continued development of the Private Residences division, advancing technical knowledge to practical solutions, while remaining actively involved in account manager and client relationships, operational delivery and portfolio management.

Role: You will act as a senior and trusted point of contact for principals, family offices, and their advisers, ensuring that every residence is exceptionally maintained, financially controlled, operationally ready, and cared for with discretion and attention to detail.

You will also play an important role in developing the Private Residences proposition as Townhouse continues to grow its portfolio and relationships within the international UHNW market.

Location: Victoria, London

Schedule: Monday–Friday 09:00am–06:00pm (additional hours as required to fulfil the role).

Duty Manager weekend shifts every 6-8 weeks

JOB SPECIFICATION - WHAT YOU'LL DO

As Senior Private Residence Manager, you will lead the operational and technical management of Townhouse’s Private Residences portfolio. The role requires strong technical knowledge of super-prime residential property, combined with an understanding that these assets are not simply bricks and mortar, but homes for UHNW principals and their families.

Working closely with the Director of Client Services and the wider Private Office, Lifestyle, and Travel teams, you will ensure each residence is well maintained, compliant, financially controlled, operationally ready, and aligned with the way each family uses its home.

You will strengthen systems, reporting, project planning, supplier performance, and team capability, while ensuring Townhouse’s service standards remain consistent across a growing portfolio.

Key Responsibilities

Leadership, Strategy & Service Delivery

  • Serve as a senior member of the management team, contributing to business strategy, commercial growth, and the development of the Private Residences division.
  • Develop practical systems, standards, and reporting that support consistent property management and client service across the portfolio.
  • Work with the Director of Client Services to align technical property delivery with Townhouse’s wider service framework.
  • Lead Account Managers, property professionals, contractors, and suppliers with clear expectations, accountability, and technical guidance.
  • Manage the in-house housekeeping team.

Client, Family Office & Adviser Relationships

  • Develop trusted relationships with principals, family offices, and professional advisers.
  • Communicate clearly with UHNW clients, knowing when to provide detail, make a recommendation, or resolve a matter quietly.
  • Translate technical or property matters into concise advice that supports informed decision-making without unnecessary operational detail.
  • Understand each family’s expectations, preferences, and use of the residence, and ensure these are reflected in the management of the property.
  • Act as a senior escalation point for sensitive, complex, or high-value property matters.

Property Management, Compliance, Projects & Asset Stewardship

  • Take overall responsibility for the management and stewardship of a portfolio of high-value and super-prime private residences, predominantly in London.
  • Ensure each residence is maintained to a high standard through planned and preventative maintenance, lifecycle planning, regular reviews, and long-term asset protection.
  • Oversee statutory compliance, health and safety, insurance-related matters, servicing schedules, maintenance records, operating procedures, and compliance registers.
  • Apply strong technical knowledge across M&E systems, security, technology, home systems, utilities, service charges, managing-agent relationships, defects, warranties, and contractor performance.
  • Identify property risks, future capital requirements, and improvement opportunities, and provide clients or family offices with clear recommendations.
  • Prepare and manage property budgets, annual operating costs, capital expenditure plans, major works, and supplier expenditure.
  • Oversee refurbishment, relocation, improvement, and onboarding projects, including due diligence, condition assessments, snagging, operational set-up, budgets, timelines, and quality standards.
  • Represent the client’s interests throughout property projects, ensuring decisions support both the long-term property strategy and the way the family intends to live in the residence.

Strategic Partner and Supplier Management

  • Build and manage a trusted network of contractors, suppliers, and specialist advisers across London’s super-prime residential market.
  • Maintain strong relationships with managing agents, developers, surveyors, architects, M&E consultants, security specialists, and other professional advisers.
  • Set supplier performance standards, review quality and cost, and ensure external partners reflect Townhouse’s values, standards, and client expectations.
  • Apply procurement discipline and value-for-money judgment without compromising technical standards or service quality.

Person Specification

This role requires a strategic, emotionally intelligent leader with the gravitas to operate at an executive level and the empathy to nurture and inspire a team. You will balance commercial acumen with exceptional client sensibility, bringing both vision and structure to a fast-growing luxury service business.

You are proactive, solution-oriented, and thrive in environments where discretion, precision, and high standards are non-negotiable.

The successful candidate may currently oversee a portfolio of prime or super-prime residential assets for a family office, private office, property company, or UHNW principal. They will understand the technical and commercial responsibilities involved in protecting significant residential assets, while equally understanding that behind every property is a client, a family, and a home.


Required Skills & Experience

  • Leadership experience across luxury hospitality, private households, UHNW family office, or super prime property portfolio management.
  • Strong technical credibility in residential property, including major capital works, M&E infrastructure, budgets, contractor performance, and residence readiness.
  • RICS qualification / MRICS status strongly preferred, as this will support Townhouse’s technical credibility with principals, family offices, advisers, and professional partners. Equivalent senior-level property, surveying, or asset management experience may also be considered.
  • Proven ability to build, develop, and lead performing teams.
  • Commercially aware, with experience supporting revenue growth, strategic planning, and operational improvement.
  • Confident managing senior client relationships, including principals, family offices, and professional advisers.
  • Experience developing practical operational systems, reporting structures, and service frameworks.
  • Excellent written and verbal English; additional European languages advantageous.
  • Highly organised, analytical, and able to manage multiple strategic and operational priorities.
