Senior Project Manager – High-End Residential
Location: Central London
Salary: £75,000 / £85,000
The Opportunity
LOBA is representing an established and highly regarded London construction business specialising in the renovation, restoration, and delivery of premium residential properties across Central and West London.
Due to continued growth, the business is looking to appoint an accomplished Senior Project Manager to lead its renovations division and oversee a portfolio of live projects ranging from luxury apartment refurbishments through to complex structural developments.
This is a newly created, senior appointment offering genuine influence within the business. Reporting directly to the Directors, you will lead a team of Project Managers and establish the standards by which projects are planned, managed, and delivered.
Key Responsibilities
- Take overall responsibility for multiple live projects from initial enquiry and pre-construction through to completion and handover.
- Lead, mentor, and support a team of Project Managers, ensuring consistently high standards across the business.
- Act as the senior point of contact for private clients, architects, interior designers, and professional consultants.
- Develop robust project programmes, budgets, and delivery strategies.
- Coordinate and manage trusted subcontractors, holding all parties accountable for programme, quality, and performance.
- Oversee the commercial and contractual management of each project.
- Manage pre-construction activities, including surveys, planning, procurement, and risk assessment.
- Take ownership of site health and safety, including relevant CDM responsibilities.
- Monitor project progress, identify potential risks, and implement effective mitigation measures.
- Provide the Directors with clear reporting on programme, commercial performance, quality, and project risk.
- Ensure communication remains proactive, professional, and transparent throughout every stage of delivery.
- Maintain the discretion and confidentiality required when working with private clients and premium properties.

Candidate Requirements
- Substantial experience managing residential construction or refurbishment projects within London.
- A proven ability to successfully oversee several live projects simultaneously.
- Strong experience delivering high-end residential renovations, restorations, or complex building works.
- Previous responsibility for leading or mentoring Project Managers, Site Managers, or construction teams.
- Excellent client-facing skills, with a polished, calm, and discreet approach.
- Strong knowledge of construction contracts, pre-construction processes, and project planning.
- Confident understanding of health and safety requirements and CDM regulations.
- Demonstrable experience managing subcontractors, consultants, and specialist trades.
- Commercially aware, highly organised, and exceptionally attentive to detail.
- Comfortable using modern project-management, administrative, and digital tools.
- A full UK driving licence.
- SMSTS, SSSTS, or an equivalent site-management qualification would be advantageous.
- Comfortable operating within a confidential environment and signing non-disclosure agreements where required.
