Overview

The Senior Project Manager - Legacy will typically take responsibility for the delivery of a large section of works. Reporting into the Project/Regional Director, will be responsible for planning, coordination and management of all aspects of the project/section in line with the PEP aligned to the Sisk overall business strategy. Has overall responsibility for Delivery, safety, environmental, quality & profit & loss. Maintains a close working relationship with the client, his/her representatives and other project stakeholders. Manages the relationship at a Senior level for all the supply chain involved in the project. Ensures work is executed in accordance with the relevant standard procedures and will discharge the duties listed in the SISK Safety Policy. The Senior Project Manager is responsible for ensuring that the Sisk team is cohesive, communicates well together and operates as a single unit. The Senior PM will adopt and communicate the Sisk core vision and values and embed them with their teams and the supply chain.

Responsibilities

Legacy

  • Assist / lead in the response to and management of “claims” of a Legacy / Post Grenfell nature that are in various stages of discussion with the Clients / Claimants or have yet to be identified
  • Snr Project Manager individual who is capable of reviewing correspondence, reports and the like in respect of compliance with regulations and contractual obligations received and coming up with practical solutions to how the matters may be resolved….be that through carrying out some work or by managing external designers and or subcontractors to provide the relevant information and demonstration that what we built was compliant etc and setting that out to the claimants both through reports, correspondence and direct liaison
  • Review original construction drawings and specifications etc and comparing those to what has been constructed, identifying differences and understand why those differences exist and providing the solution / solutions to conclude the matter / issue
  • Be able to identify the real problems and identify the answers or put together a road map of how we can get to a resolution
  • Be able to look past distractions and concentrate on identifying and producing solutions in a measured, ordered and logical fashion
  • Understand contract liability / responsibility
  • Have a good knowledge of the Building Safety Act and how that works
  • Good Façade knowledge is required
  • Good knowledge of Fire Safety / ADB and associated required
  • Be able to “manage” more than one issue at any one time
  • Work with Commercial Manager to identify the solutions
  • Those solutions may involve carrying out construction work – be able plan, sequence, programme and manage that construction work, with Site Manager assistance as necessary.

Preconstruction

  • Prepare the programme, method statements, prelims and submission document
  • Chair start-up & internal meetings
  • Prepare the Procurement strategy with the QS and Prequalification of key supply chain (early awards)
  • Prepare a preliminary Risk Register and mitigate/manage any risks for the duration of the project
  • Work with the SQS to prepare a prelim procurement schedule and track same
  • Ensure that the Health, Safety & Environmental plan and project resources reflect the project scope and programme, including temporary works
  • Advise statutory authorities & key stakeholders of site start date
  • Agree employee resource plan with the Regional Director
  • Responsible for setting the design strategy, including BIM, DRM, and scope of novated services (If part of project scope)

Construction & Design

  • Manages (through others) consultant and subcontract design as required by the contract including delivery of the BIM strategy
  • Manage S/C including S/C progress meetings and S/C pre-order meetings
  • Manage employee resources, including cover for site when staff are on annual leave or training
  • Manage Info requests, movement, storage and accessibility
  • Chair Internal Team Meetings /attend and chair Subcontractor meetings
  • Attend, update, and ensure accurate comprehensive minutes are issued from Client/Design Team Meetings
  • Detailed understanding of the critical path(s) on the project
  • Manage information flow and information required schedules
  • Prepare contract reports, manage Prelims in accordance with PEP and prepare applications for extension of time with SQS/QS
  • Review constructability and identify methods of execution with commercial or programme advantage where possible
  • Monitor overall site progress against programme (PEP). Agree programmes with subcontractors and monitor progress with the SM
  • Manage and control the operating budget and weekly/monthly progress reports for both internal and external stakeholders
  • Implement the Quality Cycle through package owners
  • Take the principal responsibility for driving all aspects of the HSEQS plan and it’s implementation, including driving the full Quality Program
  • Present status to Sisk Management at Monthly CVR/CRM Meetings
  • Implement BIM Strategy on the project/oversee the management of design including Temporary Works as appropriate
  • Manager the role of “Builder” under the Statutory Compliance regulations.
  • Obtain a punctual Practical Completion Certificate
  • Lead the PDP process for all project team members and emphasise the importance of development & continuous improvement/learning

Post Construction

  • Ensure aftercare service is in place for the client
  • Ensure any post-handover commissioning adjustments are made
  • Support the SQS in the preparation of any loss and expense applications and in the provision of information for Final Accounts
  • Complete the project data sheet and gather reference from the client
  • Protect Sisk’s contractual position by ensuring that the Client & Design teams are satisfied (I.e. build strong relationships for the future)
  • Obtain the defects list and remedy any items to obtain the Certificate of Making Good Defects. Timely engagement with client

Essential

Experience

  • Proven experience managing large-scale construction projects from inception to completion
  • Strong leadership and organisational skills with the ability to manage teams and subcontractors
  • Excellent understanding of project delivery processes including scheduling, cost control and quality management
  • Knowledge of health, safety and environmental legislation and best practice
  • Strong communication, negotiation and stakeholder management skills

Qualifications

  • Degree in Construction Management, Engineering, Architecture or a related discipline
  • Demonstrated experience in project management within a Tier 1 construction or engineering environment
  • Relevant health and safety certification (e.g. Safe Pass, CSCS, SMSTS or equivalent)

Desirable

  • Experience delivering projects in sectors such as life sciences, data centres, infrastructure or commercial construction
  • Understanding of digital project delivery tools including BIM and project management software
  • Commercial awareness including contract law and cost management principles
  • Ability to lead continuous improvement initiatives and promote innovation
  • Professional membership or working towards membership of a recognised body (e.g. CIOB, Engineers Ireland, RICS, ICE)
  • Postgraduate qualification in project management or business management
  • Training in lean construction, digital project delivery or sustainability practices
