Senior Project Manager / Quantity Surveyor

Chelci Group Ltd is a property services company based in Parsons Green, Fulham, delivering high-quality residential and commercial property maintenance, refurbishment and improvement services across London. We are looking for an experienced, commercially astute Senior Project Manager / Quantity Surveyor to lead property services projects from initial enquiry through to completion. This is a full-time, hands-on role requiring an experienced professional who can take ownership from day one, make confident decisions and drive projects forward independently.
The role will be based from our Parsons Green office and will involve regular attendance at properties and project locations across London. The successful candidate will support decision-making, resolve operational challenges and maintain high standards of service delivery. Applicants must have their own transport and be able to travel independently between the office, properties, client meetings, suppliers and other project locations. Applicants must also have the right to work in the UK.
The Role
You will be responsible for planning, coordinating and commercially managing property services projects throughout their lifecycle, including:
- Leading projects from initial enquiry, survey and planning through to completion and final account
- Preparing, reviewing and managing estimates, quotations, budgets and cost plans
- Monitoring project costs, cash flow, valuations, variations and final accounts
- Developing and maintaining project programmes and schedules
- Coordinating contractors, subcontractors, suppliers, tradespeople and internal stakeholders
- Managing procurement and expediting materials, equipment and services to ensure timely delivery
- Coordinating property access, logistics, resources, deliveries and workflow
- Conducting regular property and site inspections to verify quality, progress and compliance with specifications
- Ensuring compliance with health and safety, contractual, regulatory and quality requirements
- Monitoring progress against programme, budget and agreed project objectives
- Identifying and managing project risks, issues and operational challenges
- Liaising with clients, property managers, estate managers, contractors, suppliers and internal teams
- Preparing regular reports on project performance, costs, progress, risks and key decisions
- Resolving problems promptly and maintaining high standards of project delivery
- Working collaboratively with the wider Chelci team to ensure projects are completed on time, within budget and to the required quality standards

Who We Need
We are looking for an experienced operator rather than someone stepping up into their first senior role.
You should be:
- An experienced Project Manager with strong Quantity Surveying and commercial capability, or an experienced Quantity Surveyor with proven project-management experience
- Highly autonomous, proactive and decisive
- Experienced in planning, scheduling, stakeholder management and risk control
- Commercially strong, with professional experience in cost estimating, budget management and contract administration
- Experienced in procurement, expediting and coordinating the timely delivery of materials and services
- Confident conducting inspections and verifying workmanship, specifications and safety compliance
- Experienced in property services, refurbishment, maintenance, logistics and resource planning
- Comfortable managing multiple projects, contractors and priorities simultaneously
- Strong in negotiation, analysis and commercial decision-making
- Excellent with clients and able to communicate effectively with diverse project teams
- Possessing excellent professional spoken and written English, with the ability to prepare clear reports, correspondence and project documentation
- Able to lead projects actively on site and resolve operational challenges quickly
- Extremely organised, accountable and solutions-focused
- Proficient in relevant property, construction and project-management software
- Comfortable working from the Parsons Green office and across London
- In possession of your own transport and able to travel independently between project locations
- Legally authorised to work in the UK
- Someone who takes complete ownership and does not require day-to-day supervision

A relevant degree or professional qualification in Construction Management, Quantity Surveying, Property Management or a related discipline is preferred.
Previous experience delivering residential or commercial property maintenance, refurbishment, building services or facilities-related projects across London would be advantageous. Experience working with demanding clients, managing agents, estate managers, contractors or complex occupied properties would also be highly valued.
