SENIOR PROPERTY MANAGER

Role Overview

You will lead the leasehold management of a 1,300-home portfolio across various phases Kidbrooke Village, part of a prestigious Berkeley scheme. With an established on-site operations team handling maintenance and most compliance, your focus will be on the areas where you add the most value: leases, customer service, service charges, budgets and year-end accounts, complaints, and clear, proactive communication with residents and clients.

You’ll work hybrid between Royal Arsenal, site and home, building strong relationships with facilities managers and supervisors, meeting the client every other week, attending the Resident Association on Wednesdays, and typically being on site every other Thursday. This is a different kind of property management, complex and high-profile but supported, offering you breadth across financials and stakeholder engagement without needing to run every operational line.

ROLE EXPECTATIONS

Most days you will be planning and steering the financial and leasehold aspects of your portfolio, responding to resident queries, progressing complaints to resolution, and preparing budgets and year-end accounts. You will be a visible presence at Royal Arsenal and Kidbrooke Village, partnering closely with a large on-site team to keep communication tight, standards high, and stakeholders fully informed.

  • Budgets and year-end accounts delivered accurately and on time, with variances clearly explained and recovered.
  • Service charges set and managed transparently, improving trust and value for money.
  • Complaints resolved promptly with root causes addressed and satisfaction demonstrably improved.
  • Strong relationships with the client, RA and residents, evidenced by productive meetings and minimal escalations.
  • Proactive risk and leasehold issue management, with clear, compliant decisions and audit-ready records.
  • Smooth collaboration with on-site teams, ensuring maintenance/compliance progress is communicated and aligned.

How You'll Spend Most Of Your Time

  • Owning service charge budgets, monitoring spend, reviewing variances and leading year-end accounts close-out.
  • Managing leasehold matters, from lease interpretation to Section notices, with clear and timely communications.
  • Handling and resolving complaints, coordinating with on-site teams and contractors to deliver practical outcomes.
  • Meeting stakeholders: RA on Wednesdays at Royal Arsenal, client check-ins every other week, and site visits most fortnights.
  • Preparing reports, updates and action logs that keep clients and residents informed and confident.
  • Partnering daily with facilities managers and supervisors to align operational delivery with resident expectations.

Who This Role Is For

You are an established Property Manager or Senior Property Manager with strong leasehold and financial acumen.

  • You thrive in customer-facing roles, communicate clearly under pressure and take ownership through to resolution.
  • You’re structured and analytical with budgets and accounts, and you enjoy turning complexity into clarity.
  • You build trust quickly with residents, clients and site teams, balancing empathy with firm, compliant decisions.
  • You’re reliable and present, comfortable attending in-person meetings that cannot be delegated.

Experience That Helps

  • Exposure to large, multi-phase or mixed-tenure developments, including high-rise elements.
  • Experience engaging with Resident Associations and navigating challenging stakeholder dynamics.
  • Hands-on involvement in setting service charges, managing arrears and closing year-end accounts.
  • Familiarity with complex complaints handling and mediation to robust, documented outcomes.
  • Experience within a developer-led scheme or similar environment with extensive on-site operations.
