Role Overview
You will take ownership of a diverse residential block portfolio across the North and Midlands, blending confident client leadership with hands-on building oversight. Working hybrid from our Manchester office 1–2 days per week, you will balance focused home-working, purposeful site time and in-person collaboration with colleagues and clients.
You will bring proven Higher-Risk Building (HRB) experience and a deep understanding of the Building Safety regime. Your calm, consultative approach will help residents feel heard, clients feel well advised and buildings remain safe, compliant and financially well run.
ROLE EXPECTATIONS
Most days you will prioritise resident and client needs, proactively manage compliance and risk, and keep budgets, works and communication on track. You will plan and attend site visits, drive actions with contractors and colleagues, and ensure records and reporting are accurate, timely and audit-ready. You will be the steady point of contact who moves things forward and makes good decisions.
What Success Looks Like
- Your HRB buildings are fully compliant, with clear safety cases, robust golden thread records and well-evidenced decisions.
- Clients trust your advice; resident satisfaction and engagement scores trend positively with minimal escalations.
- Budgets are accurate, year-end accounts land on time, and variances are well explained and controlled.
- Planned and major works run smoothly, with transparent Section 20 consultation and deliverables met on time and on budget.
- Risks and actions from inspections are logged, prioritised and closed out promptly, with strong contractor performance.
- Communication is proactive and clear, with concise updates that pre-empt queries and build confidence.

How You'll Spend Most Of Your Time
- Visiting sites to complete inspections, resident meetings and compliance reviews, prioritising HRB requirements.
- Managing service charge budgets, forecasts and year-end packs, and presenting clear financial updates to clients.
- Scoping, tendering and overseeing planned and major works, including Section 20 consultation and contractor management.
- Coordinating statutory and best-practice compliance, maintaining golden thread records and safety case documentation.
- Handling resident and leaseholder queries with empathy and clarity, resolving issues and managing expectations.
- Preparing reports and action plans, and collaborating with internal teams to keep tasks on track and delivered.

Experience That Helps
- Managing a mixed residential block portfolio, including high-rise or complex sites.
- Working knowledge of the Building Safety Act, HRB responsibilities, and resident engagement best practice.
- Leading Section 20 consultations and delivering major works programmes.
- Service charge budgeting, analysis of variances and presenting financial reports to clients.
- Confident use of property management systems and digital tools to maintain accurate records and workflows.
