Role Overview
You will take ownership of a diverse portfolio spanning one flagship estate in Worcester Park (645 homes), a prominent coastal development in Boscombe, Dorset (168 homes), and a boutique building in Croydon (23 homes). This mix gives you the scale to lead strategically and the intimacy to stay close to residents, balancing robust governance, safety and financial control with an exceptional service experience.
At Worcester Park, you’ll set standards, guide onsite teams and partners, and oversee complex operations and major works. In Boscombe, you’ll navigate the nuances of a coastal asset and seasonal pressures. In Croydon, you’ll offer a hands on, highly responsive service. Across all three you build strong relationships to deliver best in class residential management.
ROLE EXPECTATIONS
You will be the accountable lead for your sites, building trusted relationships with residents, boards and stakeholders while ensuring safety, compliance and financial performance. Most days will blend proactive estate visits, contractor and H&S oversight, budgeting and reporting, and timely, empathetic communication that keeps everyone informed and confident.

- Residents, boards and stakeholders rate your service highly and see you as a trusted, solutions-focused partner.
- Estates are demonstrably safe and compliant, with clear audit trails and no surprises.
- Budgets are accurate, transparent and on track, with service charges well-controlled and variance explained.
- Planned maintenance and major works run smoothly, with Section 20 delivered clearly and on time.
- Contractors perform to agreed KPIs, and issues are resolved quickly with minimal disruption.
- You anticipate risk, communicate early and drive continuous improvements across the portfolio.

How You'll Spend Most Of Your Time
- Visiting sites to complete H&S checks, building safety actions and quality inspections.
- Managing annual budgets, monitoring expenditure and producing clear reports for clients and residents.
- Planning and delivering maintenance, compliance actions and major works with effective stakeholder comms.
- Leading contractor performance: specifying works, tendering, instructing and holding suppliers to account.
- Handling resident enquiries and escalations with empathy, clarity and timely follow-up.
- Preparing and attending client and resident meetings, documenting decisions and driving agreed actions.

Experience That Helps
- Managing large single-site estates alongside smaller developments with differing needs.
- Delivering service charge budgets, long-term maintenance plans and clear financial reporting.
- Running major works and Section 20 consultations with transparent, proactive communication.
- Applying building safety and health & safety frameworks in residential blocks.
- Using modern property management systems and collaboration tools to drive efficiency.
