Role Overview
You will lead the management of a varied residential portfolio across London and Essex, working from home and out on site to keep developments compliant, safe and running smoothly. You will be the trusted point of contact for residents, client directors and contractors, balancing strategic planning with hands-on delivery.
With strong support from our central teams, you will take ownership of budgets, maintenance and communication, building strong relationships and making decisions that protect buildings and enhance resident experience. You will have the autonomy to manage your schedule, plan site visits and deliver high standards consistently.
ROLE EXPECTATIONS
You will own a defined portfolio and be accountable for its performance end-to-end. Most days you will be coordinating maintenance, progressing compliance actions, managing budgets and communicating clearly with residents, client directors and suppliers to prevent issues and resolve them quickly when they arise.

- Developments are safe, compliant and well-presented, with clear audit trails and timely completion of actions.
- Budgets are well-planned and tracked, with accurate forecasting, controlled expenditure and minimal arrears.
- Residents and client directors feel informed, listened to and confident in your management.
- Maintenance is proactive, contractors are well-briefed, and works complete on time and to spec.
- Major works and insurance claims progress smoothly, with risks managed and expectations set early.
- Meetings are well-prepared and outcomes are delivered on time, with concise reporting and follow-up.

How You'll Spend Most Of Your Time
- Planning and completing regular site inspections across London and Essex, logging actions and closing them out.
- Preparing, monitoring and re-forecasting service charge budgets; reviewing expenditure and approving invoices.
- Instructing, coordinating and quality-checking contractors for reactive and planned maintenance.
- Managing compliance tasks, risk assessments and remedial actions, ensuring records are complete and current.
- Communicating with residents and client directors, handling queries and complaints with empathy and clarity.
- Progressing section 20 consultations, major works programmes and insurance claims with clear timelines.

Experience That Helps
- Managing a mixed residential block/estate portfolio with service charge budgets and year-end processes.
- Coordinating planned maintenance, reactive repairs, and section 20 major works.
- Working closely with resident directors, freeholders or RMCs and running AGMs/meetings.
- Navigating compliance, health and safety and building safety requirements with solid record-keeping.
- Using property management systems and producing clear, concise reports and communications.

Working across a range of estates, our team manages everything from service charge budgets and compliance through to maintenance and resident engagement, ensuring developments are well run and consistently maintained.
