Role Overview

You will take ownership of a Tottenham-based residential portfolio of around 1,100 homes, delivering best-in-class service to residents, clients and partners. Working in a hybrid way, you’ll blend focused time at home with monthly office collaboration and regular site presence to stay close to your buildings, people and performance.

Your routine will include fortnightly site visits across the portfolio to maintain high standards, ensure safety and drive continuous improvement. You’ll be supported by specialist central teams and modern systems, giving you the scope to lead confidently, anticipate issues early and build strong, trusted relationships.

ROLE EXPECTATIONS

You will be the day-to-day lead for your buildings, balancing hands-on oversight with proactive planning. Most days you’ll be communicating with residents and client directors, steering contractors, reviewing budgets and compliance actions, and turning data from our systems into clear decisions and updates.

What Success Looks Like

  • Residents and clients feel informed, supported and confident in your stewardship of their homes.
  • Budgets are accurate, service charge performance is on track, and variances are clearly explained early.
  • Health, safety and compliance actions are completed on or ahead of schedule with clear audit trails.
  • Contractors are well-briefed, deliver to scope and standard, and provide demonstrable value.
  • Major works and projects progress smoothly, with risks identified and mitigated in advance.
  • Issues are anticipated and resolved quickly, with lessons learned shared across the team.

How You'll Spend Most Of Your Time

  • Visiting sites fortnightly to complete inspections, meet stakeholders and close out actions.
  • Preparing and managing service charge budgets, monitoring spend and approving invoices.
  • Leading communications with residents, client directors and developers, providing clear updates.
  • Instructing and overseeing contractors, tendering works, and managing performance.
  • Driving health, safety and compliance checks, updating records and completing follow-ups.
  • Planning and delivering AGMs, board meetings and reports, and tracking resulting actions.

Experience That Helps

  • Managing a multi-site London leasehold/block portfolio and leading client meetings.
  • Building and managing service charge budgets and reporting on financial performance.
  • Coordinating major works, Section 20 consultations and defect/warranty matters.
  • Running AGMs and board meetings, preparing professional packs and minutes.
  • Using modern property management systems and digital tools to streamline workload.
