Role Overview

You will take ownership of a compact, high-profile portfolio of four developments, totalling around 740 homes, spread across Streatham, Woking, Acton and Tunbridge Wells. From a home base, you will plan site visits, lead resident and client engagement, and ensure services, safety and finances run smoothly. Your approach will be proactive, organised and people-first, building trust with clients, residents and contractors alike.

A key feature of this portfolio is communal heat networks. You will bring hands on experience to optimise performance, manage metering and billing interfaces, oversee maintenance partners and communicate clearly with residents about usage, costs and outages. With strong internal support and clear processes, you will have the scope to deliver a consistently high standard of service while keeping clients fully informed and confident in your management.

ROLE EXPECTATIONS

Most days, you will balance stakeholder communication, contractor oversight and planned portfolio work, reviewing budgets and service charge performance, approving works, and resolving resident queries. You will schedule and complete regular site inspections, prioritise actions, and keep clients ahead of issues with clear, timely updates, especially around heat network performance and statutory compliance.

  • Heat networks perform reliably with clear resident communications, tight cost control and strong contractor performance.
  • Service charge budgets track to plan with variances explained and mitigated early.

  • Resident queries are resolved quickly and empathetically, reducing escalations and complaints.
  • Contractors deliver to specification, with measured KPIs and robust value-for-money practices.

How You'll Spend Most Of Your Time

  • Planning and completing site inspections, issuing actions and following through to completion.
  • Managing communal heat networks, performance monitoring, maintenance coordination, metering/billing liaison and resident communications.
  • Preparing and monitoring budgets, authorising expenditure and providing variance commentary.
  • Leading client meetings and reporting on operational performance, risks and improvements.
  • Coordinating contractors and planned works, tendering where needed and managing KPIs.
  • Handling resident communications and queries with pace, clarity and empathy.

Who This Role Is For

  • You enjoy owning a portfolio and take pride in building strong, long-term client relationships.
  • You are calm, organised and decisive, comfortable prioritising and acting early to prevent issues.
  • You communicate with warmth and clarity, tailoring your style for residents, clients and suppliers.
  • You’re data-aware and commercially astute, able to balance service quality with cost control.
  • You’re happy working from home with regular travel to sites across South London, Surrey and Kent.

Experience That Helps

  • Managing mixed-tenure developments or apartment blocks with communal plant and services.
  • Practical oversight of communal heat networks, including maintenance, metering/billing interfaces and resident engagement.
  • Budget setting and service charge management, with hands-on cost control and reporting.
  • Leading client meetings and delivering improvement plans with measurable outcomes.
  • Running tender processes and contractor performance management with clear KPIs.
