Role Description
The Senior Property Manager is a full-time, hybrid role based in Ballyclare, with flexibility for some work from home. The role involves overseeing the management of residential and mixed-use estates portfolio, including coordination of maintenance, repairs, and compliance activities across communal spaces and AGM attendance. The Senior Property Manager will manage service providers, ensure adherence to legal and regulatory requirements, and handle budgeting, financial reporting, and service charge administration.

Day-to-day tasks include:

- Responding to resident and client queries
- Conducting site inspections
- Preparing management reports
- Supporting the resolution of operational issues
This role also requires:
- Mentoring junior team members
- Contributing to process improvements
- Maintaining strong relationships with property owners, residents, and external stakeholders
Qualifications
- Strong property and estate management experience, including oversight of multi-unit residential or mixed-use developments.
- Proficiency in budgeting, financial administration, and service charge management, with attention to accuracy and deadlines.
- Knowledge of relevant property regulations, health and safety standards, and compliance requirements in Northern Ireland.
- Excellent communication and interpersonal skills, with the ability to manage client relationships and handle resident queries professionally.
- Proven organizational and time-management skills, including managing multiple sites, priorities, and stakeholders.
- Experience coordinating contractors and suppliers, including tendering, performance monitoring, and contract oversight.
- Competence in using property management or related software, along with general IT skills (e.g., email, spreadsheets, reporting tools).
- Demonstrated problem-solving abilities and sound judgment when handling emergencies or complex operational issues.
- Previous experience in a senior or supervisory property management position; professional property management qualifications are an advantage.
- Full driving license and access to transport for site visits across Northern Ireland.
