An opportunity has arisen for a Senior Property Manager

An opportunity has arisen for a Senior Property Manager to join a property management and lettings company providing residential letting, property management, sales and investment-related services to landlords and investors.

As a Senior Property Manager, you will manage your own residential property portfolio, oversee tenancy matters and provide guidance to colleagues while helping maintain compliance and consistent service standards. This full-time role offers basic salary range of A GBP 28,000 - A GBP 32,000 and OTE up to A GBP 35,000 plus benefits.

You Will Be Responsible For

  • Managing landlord and tenant relationships, acting as the main point of contact throughout the tenancy lifecycle.
  • Overseeing tenancy administration, including new tenancies, renewals, move-ins, move-outs and tenancy closures.
  • Carrying out property inspections, preparing reports and ensuring any necessary follow-up actions are completed.
  • Coordinating maintenance requests, monitoring contractor performance and keeping landlords and tenants informed of progress.
  • Monitoring property safety and regulatory compliance, including gas safety, electrical inspections, energy performance certificates, licensing, portable appliance testing, and damp and mould requirements.
  • Maintaining accurate property, tenancy and compliance records using the relevant property management system.
  • Managing deposit deductions fairly, gathering supporting evidence and applying fair wear and tear principles to minimise disputes.
  • Monitoring rent arrears and assisting with recovery or legal procedures where necessary.
  • Advising landlords on repairs, compliance, arrears and tenancy matters, taking account of their commercial interests.

Essential

What we are looking for:

  • Experience independently managing a residential property portfolio.
  • Good understanding of tenancy regulations, landlord responsibilities and property compliance requirements.
  • Experience handling tenancy administration, property inspections, repairs, contractors, deposits, rent arrears and complaints.
  • Sound commercial judgement, problem-solving skills and a proactive approach to identifying and managing risks.

Desirable

  • Experience using Reapit, Goodlord or a similar property management system.
  • Background within a letting agency, build-to-rent (BTR) or purpose-built student accommodation (PBSA) environment.
  • ARLA Propertymark qualification, or an interest in working towards one.
