Role Overview
You will take ownership of a South Coast portfolio spanning three residential developments and 452 homes across Portsmouth, Hythe, and Southampton. This is a visible, relationship-led role where you’ll be the trusted point of contact for residents, client stakeholders, and onsite teams, ensuring homes are safe, services are seamless, and communities thrive.
Operating in a hybrid pattern, you’ll typically spend one day a week office-based, with the remainder of your time split between site visits across your developments and working from home to plan, prioritize, and deliver. You’ll lead and support onsite staff, drive operational excellence, and manage budgets and compliance with a calm, hands-on approach.
ROLE EXPECTATIONS
Most days you’ll be prioritizing resident requests, coordinating contractors and on-site staff, reviewing compliance actions, and keeping service charge budgets on track. You’ll be on site regularly across Portsmouth, Hythe, and Southampton to inspect buildings, meet stakeholders, and resolve issues, with structured time set aside for planning, reporting, and client updates.
What Success Looks Like
- Residents, client stakeholders, and on-site teams trust you and know where they stand, thanks to clear, proactive communication.
- Buildings are safe, compliant, and well-presented, with actions from inspections closed out promptly and documented.
- Budgets are well managed, variances are explained early, and service charge integrity is maintained throughout the year.
- Planned and reactive works are delivered on time and on budget, with visible improvements across the portfolio.
- On-site staff are supported, coached, and performing effectively, with clear objectives and feedback.
- Risks are identified early and mitigated, with robust records, transparent reporting, and no compliance surprises.

How You'll Spend Most Of Your Time
- Visiting sites across Portsmouth, Hythe, and Southampton to carry out inspections, meet residents, and oversee standards.
- Leading and supporting on-site staff, setting priorities, coordinating workloads, and ensuring consistent service delivery.
- Managing service charge budgets, monitoring spend, approving invoices, and preparing reports for clients.
- Planning and delivering maintenance, compliance, and health and safety actions, engaging and managing contractors.
- Handling resident enquiries and complaints, resolving issues swiftly, and communicating outcomes clearly.
- Preparing client updates, minutes, and action plans, and tracking progress against portfolio KPIs.
Who This Role Is For

- You’re confident leading on-site teams and holding contractors to account for quality, safety, and value.
- You communicate clearly, manage expectations well, and build trusted relationships with residents and clients.
- You take ownership, make sound decisions, and stay calm under pressure.
Experience That Helps
- Managing leasehold residential developments, including budget setting, service charge management, and year-end processes.
- Delivering major works and planned maintenance, with knowledge of Section 20 consultation and vendor management.
- Strong grasp of health and safety, building compliance, and risk assessments in residential settings.
- Leading or coordinating onsite staff and concierge/estate teams to consistent standards.
- Working across South Coast portfolios with regular travel and diary management to balance site and office time.
