SENIOR PROPERTY MANAGER

Role Overview

You will take ownership of a well-balanced residential block portfolio, providing confident leadership and calm, professional guidance to clients, leaseholders and residents. Acting as the key point of accountability, you will ensure buildings are safe, compliant and well-run, while delivering a personable service that builds trust and long-term relationships.

Working within a supportive, experienced team, you will combine tactical day-to-day management with forward planning, risk management and budget control. You will use your judgement, communication skills and commercial awareness to solve problems early, drive continuous improvement and create communities people are proud to live in.

ROLE EXPECTATIONS

Most days, you will be coordinating maintenance and compliance activities, managing budgets and service charge processes, and responding to resident and client queries. You will visit sites regularly, brief and manage contractors, prepare clear reports, and keep stakeholders informed with timely, accurate updates.

  • Your portfolio runs smoothly with clear plans in place for safety, maintenance and long-term asset care.
  • Clients and residents know you by name, trust your advice and rate your service highly.
  • Budgets are managed proactively, with transparent reporting and minimal variances.
  • Compliance deadlines are met without last-minute pressure, and risks are identified and mitigated early.
  • Contractors deliver to agreed standards, with value for money and measurable outcomes.
  • Issues are resolved quickly, root causes addressed, and lessons learned shared with the team.

How You'll Spend Most Of Your Time

  • Managing day-to-day operations across your block portfolio, including inspections and site visits.
  • Overseeing maintenance, compliance schedules and health and safety actions, ensuring timely completion.
  • Preparing and monitoring budgets, service charge estimates and year-end reconciliations.
  • Leading effective communication with clients, leaseholders and residents, keeping them informed and engaged.
  • Instructing, coordinating and reviewing contractors and suppliers, ensuring quality and value.
  • Producing clear reports, action plans and meeting packs for client meetings and AGMs.

  • You are an experienced property manager who takes ownership and prides yourself on reliability and follow-through.
  • You build strong relationships, communicate clearly and handle challenging conversations with empathy and firmness.
  • You are organised, detail-focused and comfortable balancing planned work with fast-moving priorities.
  • You think ahead, spot risks early and enjoy solving problems in a practical, collaborative way.
  • You care about customer experience and the positive impact well-managed buildings have on communities.

Experience That Helps

  • Managing a mixed residential block portfolio, including budgets, service charges and AGMs.
  • Coordinating compliance and health and safety requirements within property management.
  • Working with contractors and surveyors on planned and reactive maintenance programmes.
  • Using property management systems and reporting tools to keep accurate, timely records.
  • Handling leaseholder and client communications in a high-service, deadline-driven environment.
