Role Overview

You will lead a focused Midlands portfolio across Leicester, Warwick, and Birmingham, balancing hands-on block management with people leadership. With a reduced portfolio size, you will have the scope to deliver excellent customer service, operational control, and proactive site standards while mentoring a caretaker and two Junior Property Managers in the Central team.

This role is ideal if you are ready to step up from Property Manager to a broader leadership remit, building the skills and exposure that pave the way toward a future Regional Manager position. You will be trusted to set direction, raise standards, and be a visible partner to residents, clients, and internal teams.

ROLE EXPECTATIONS

Most days, you will split your time between site visits across the Midlands, virtual and in-person meetings with clients and residents, and guiding your junior team to deliver consistent, high-quality service. You will plan budgets, track actions, resolve queries, and ensure compliance, while coaching others to do the same. You will prioritize clearly, communicate promptly, and keep work moving at pace.

  • Residents and clients consistently rate your service as responsive, transparent, and solution-focused.
  • Your developments are safe, compliant, and well-presented, with clear evidence of proactive maintenance and risk control.
  • Budgets, service charges, and contractor spend are well-managed, accurate, and on profile.
  • Your junior team grows in confidence and capability, with clear objectives, feedback, and progression.
  • Issues are anticipated early and resolved first time, with concise updates and documented actions.
  • Stakeholder relationships are strong, with productive AGMs, effective RTM/RMC engagement, and minimal escalations.

How You'll Spend Most Of Your Time

  • Visiting sites across Leicester, Warwick, and Birmingham to complete inspections, manage actions, and meet stakeholders.
  • Leading, coaching, and quality-checking the work of a caretaker and two Junior Property Managers.
  • Managing budgets, service charges, invoices, and contractor performance to agreed standards and timelines.
  • Driving compliance: H&S, fire risk actions, insurance, statutory checks, and documentation.
  • Running effective client meetings and AGMs, issuing timely minutes and action plans.
  • Handling customer queries, prioritizing works, and keeping communication clear, concise, and up to date.

Experience That Helps

  • Experience managing mixed residential blocks and estates in the Midlands.
  • Track record delivering AGMs, budgets, service charge administration, and contractor oversight.
  • Exposure to H&S compliance, fire safety actions, and insurance processes.
  • Leading or mentoring colleagues, caretakers, or site-based teams.
  • Confident use of property management systems and data to drive decisions.
