An established property business is looking to appoint a Senior Property Manager to take ownership of a varied commercial portfolio across the Midlands.

The portfolio is predominantly made up of industrial and office assets, alongside some wider commercial property, with sites across Coventry, Tamworth, Tyseley, Tipton, Warwick, Derbyshire, and Derby.

The role can be based from either Coventry or Tamworth and would suit someone currently working within commercial property management, or a Surveyor with strong hands-on portfolio management experience.

The Role

You’ll take a proactive role in the day-to-day management of the portfolio, with responsibilities including:

  • Managing landlord and tenant relationships
  • Setting and reconciling service charge budgets
  • Carrying out regular property inspections
  • Managing lease events, including reviews, expiries, and break options
  • Handling dilapidations, licenses to alter, and assignments
  • Working closely with FM, finance, and asset management teams
  • Supporting rent collection and arrears management
  • Overseeing minor refurbishments and tenant handovers
  • Identifying opportunities to improve the performance of the portfolio

The Person

We’re looking for someone with:

  • Commercial property management experience
  • Strong service charge knowledge
  • Good landlord and tenant experience
  • Experience managing occupied commercial assets
  • Strong communication and relationship-building skills
  • A proactive and commercially-minded approach

MRICS would be advantageous, but is not essential.

Package

  • Salary up to £60,000 DOE
  • Up to £5,000 car allowance
  • 55p per mile business mileage
  • Discretionary bonus

This is a full-time, permanent, office-based position, Monday to Friday, 9:00am-5:30pm, with regular travel across the portfolio.
