Senior Quantity Surveyor – Commercial & Contract Leadership

About the Role

Vision Built operates as a Sisk Company, delivering high-quality modular and panelised building solutions at the forefront of modern methods of construction (MMC). Our integrated approach combines innovation, practical expertise and commercial acumen to deliver successful projects safely, efficiently, and to the highest industry standards.

As the Senior Quantity Surveyor, you will take a hands-on role managing the full commercial strategy of projects—collaborating with the Contracts Manager, Project Manager, and delivery teams to optimise profitability, mitigate risks, and drive operational excellence.

This is a leadership position requiring a mix of strategic foresight, technical expertise, and collaborative influence. Your work will underpin project profitability while fostering growth for junior team members, ensuring commercial best practice across the business.


Responsibilities

Commercial Leadership

  • Champion the commercial strategy for assigned projects, adapting it in close collaboration with the Managing Quantity Surveyor
  • Act as the commercial representative of Vision Built, safeguarding commercial entitlements and contractual risks
  • Lead all procurement tasks: tender preparation, subcontractor selection, order placement and management, and final account reconciliation
  • Prepare and forecast financial performance, demonstrating cash flow projections, valuations, and reconciliations to stakeholders
  • Manage contract variations with precision, supplying accurate records and justifications for commercial approval
  • Produce and expedite timely final accounts for projects valued at €5m–€15m, including traditional and design & build (D&B) contracts

Risk and Opportunity Management

  • Own risk and opportunity registers, identifying trends and implementing proactive mitigation measures where required
  • Monitor and resolve contractual disputes with authority—collections must include technical justification, prudent arguments, and owner engagement with internal/external advisors
  • Maximise commercial value by converting challenges into tangible opportunities (e.g., rebates, variation programmes, time-related claims)

Team Leadership and Development

  • Supervise and develop junior commercial staff (QSs, A-QSs, and assistant QSs) through:
    • Mentoring on measurement and reporting standards
    • Guidance on company commercial procedures and methodologies
    • Up-to-date training in skills such as delegation, presentation, and conflict resolution
  • Contribute to performance reviews and career planning, aligning talent development with business objectives
  • Foster a knowledge-sharing culture across the commercial team

Programme and Reporting

  • Ensure accurate commercial reporting aligned with Vision Built’s valuation policies, including:
    • Independent oversight of cost-value reconciliations
    • Support for pre-construction teams (proactive commercial input during tender stages and two-stage procurement)
  • Provide regular performance briefings to senior management on:
    • Commercial trends
    • Risk exposure
    • Prioritised opportunities to optimise profitability

Contractual Management

  • Interpret and apply contract law, ensuring strict compliance with standards such as the NEC (New Engineering Contract) and JCT (Joint Contract Tribunal)
  • Draft contractual correspondence and strategic reports for clients, including complex or sensitive discussions
  • Negotiate and supervise subcontract agreements, balancing commercial retention, insurance, and warranty obligations
  • Guide procurement and negotiation of bonds, warranties, guarantees, insurances, and letters of intent

Stakeholder Engagement

  • Liaise with clients, consultants, subcontractors, and partners at all commercial touchpoints
  • Lead negotiations without compromising Vision Built’s interests, securing mutually beneficial terms
  • Cultivate professional relationships to drive repeat business and long-term collaboration

Experience & Qualifications

Experience

  • Extensive experience in design & build contracts, delivering multi-disciplinary projects, and coordinating high-value contracts (€5m–€15m+)
  • Strategic commercial mindset: proven ability to innovate and enhance cost management without sacrificing quality
  • Influence and collaboration skills: experience reconstructing assumptions, supporting conflicting client and procurement objectives
  • Hands-on knowledge of sector trends and a willingness to participate in Continuing Professional Development (CPD)

Qualifications

🔹 Essential

  • Degree in Quantity Surveying or related discipline: civil engineering, construction management, commercial skills applicable to MMC
  • Formal training in:
    • Commercial management & dispute resolution
    • Contract law and bespoke contract terms (NEC/JCT)
    • Leadership, delegation, and presentation (corporate power-skill development)
    • Behavioural safety & risk management (or its equivalent)

🔹 Desirable

  • Chartered membership of RICS (Royal Institution of Chartered Surveyors), CIOB (Chartered Institute of Building), or equivalent accreditation
  • Certificate in CPD covering legislative updates, advanced commercial management, and industry sustainability trends
