SCOPE

Accountable for the commercial and financial management of medium to large projects, ensuring profitability, cost control, risk management, and contractual compliance. Provides commercial leadership across procurement, contract administration, valuations, variations, forecasting, cost reporting, and final accounts, while leading, coaching, and developing commercial team members to enhance performance and capability. Builds and maintains strong relationships with clients, consultants, subcontractors, and suppliers, supports business growth by identifying commercial opportunities, and promotes high standards of Health & Safety, Environmental, and Quality compliance across all activities.

Key Responsibilities

PRE-CONTRACT

  • Develop tender, procurement, and commercial strategies.
  • Prepare project preliminaries, staffing plans, and cost estimates.
  • Review programmes and critical path activities.
  • Manage subcontract procurement, ensuring best value, clear scope definition, and contractual protection.

POST CONTRACT

  • Deliver commercial strategies to achieve project financial targets.
  • Manage project budgets, forecasting, CVRs, cash flow, risks, and opportunities.
  • Administer contracts, valuations, variations, EOTs, payments, and final accounts.
  • Monitor project performance, subcontractor performance, and commercial compliance.
  • Lead negotiation and agreement of variations, ensuring full entitlement recovery.
  • Support estimating, tender reviews, and value engineering initiatives.

Knowledge & Experience

  • Strong knowledge of quantity surveying, estimating, commercial management, and construction contracts.
  • Understanding of MEP, construction, and fit-out projects.
  • Knowledge of relevant industry legislation, standards, and best practice.
  • Experience mentoring and developing team members.
