Senior Quantity Surveyor: Lead Procurement (GBP75m Commercial Build)
Location: Central London
Rate: GBP500 - GBP550 / day (Paid via CIS or PAYE)
Work Pattern: 5 Days On-Site
Start Date: Immediate / ASAP
Contract Type: Initial Contract (Temp-to-Perm transition available)
Role Overview
A leading Luxury Main Contractor is seeking a hands-on Senior Quantity Surveyor to lead the pre-construction commercial phase for a flagship GBP75 million commercial building in Holborn. Focus is entirely on pre-construction commercial delivery: establishing accurate budget controls, driving package procurement, and managing pre-con cost reporting before main site operations ramp up.
Key Pre-Construction Responsibilities
- Pre-Con Procurement: Lead end-to-end procurement across major trade packages, running tender processes, trade negotiations, scope adjustments, and package awards.
- Cost Reporting and Pre-Con CVRs: Take hands-on ownership of setting up project budgets, generating pre-construction Cost Value Reconciliations (CVRs), and delivering accurate cost reporting to the Commercial Director.
- Commercial Strategy and Value Engineering: Analyze project risk, drive value engineering options, and optimize sub-contractor packages during the pre-build stage.
- Hands-On Commercial Management: Manage tender queries, benchmark package costs, draft robust contract documents, and lead pre-let meetings with sub-contractors.

Candidate Requirements
- Main Contractor Track Record: Strong background working directly for Tier-1 or top-tier Main Contractors with steady tenure (decent stints) on your CV.
- Pre-Construction Scale: Proven track record leading pre-con procurement and cost reporting on commercial schemes.
- Hands-On Expertise: Deep, practical capability in producing CVRs, setting up pre-con budgets, and managing trade procurement from scratch.
- Availability: Ready to start ASAP and commit to a 5-day on-site pre-construction office presence in Holborn.
