Role Overview

A well-established West London construction contractor is looking to appoint an experienced Senior Quantity Surveyor to join its commercial team and take responsibility for the financial and contractual management of a portfolio of high-end residential projects across London.

This is an excellent opportunity for a commercially astute QS who enjoys working closely with private clients, architects, designers, project managers and specialist subcontractors, and who wants genuine ownership of projects from procurement through to final account.

About the Role

The successful candidate will be joining a business with a long-standing presence in the London construction market, delivering high-quality residential and construction projects from its West London base.

As Senior Quantity Surveyor, you will take commercial responsibility for your projects, ensuring they are delivered profitably, commercially controlled and to the required quality and programme.

You will work closely with the operational team and senior management, providing accurate financial reporting while building strong relationships with clients and the supply chain. The role would suit a QS with a main contractor background, ideally with experience across luxury residential refurbishment, new build, extensions and complex high-end projects.

Key Responsibilities

  • Take full commercial ownership of projects from pre-construction/procurement through to final account.
  • Prepare and manage project budgets, cost plans, cash flow forecasts and commercial reports.
  • Produce regular CVRs, cost-to-complete reports and financial forecasts.
  • Manage monthly valuations, applications for payment and payment notices.
  • Procure and negotiate subcontractor and supplier packages.
  • Prepare tender enquiries, analyse returns and negotiate best-value appointments.
  • Manage subcontractor accounts, variations, valuations and final accounts.
  • Identify and manage commercial risks and opportunities throughout the project lifecycle.
  • Review design information and assess the commercial impact of drawing and specification changes.
  • Price, negotiate and agree variations with clients and subcontractors.
  • Maintain accurate cost control and ensure projects remain within agreed budgets.
  • Prepare and manage cash flow forecasts and expenditure profiles.
  • Attend project, client and design team meetings, providing clear commercial advice.
  • Work closely with Project Managers and Site Managers to maximise project performance and profitability.
  • Build and maintain strong relationships with private clients, consultants, architects and the supply chain.
  • Assist with pre-construction, estimating and tendering activities where required.
  • Lead final account negotiations and ensure projects are commercially closed out efficiently.

Required Skills and Experience

The successful Senior Quantity Surveyor will ideally have:

  • 7+ years' Quantity Surveying experience within the construction industry.
  • Strong main contractor experience.
  • A proven track record within high-end residential, luxury refurbishment or bespoke construction.
  • Experience managing projects from procurement through to final account.
  • Strong subcontract procurement and negotiation experience.
  • Excellent knowledge of cost control, forecasting, valuations and variations.
  • Experience working with JCT contracts.
  • Strong commercial and contractual awareness.
  • Excellent communication and negotiation skills.
  • The confidence to deal directly with clients, consultants and senior stakeholders.
  • A proactive, hands-on approach with strong attention to detail.
  • A relevant Quantity Surveying degree or equivalent qualification.
  • RICS membership or a clear route towards chartership would be advantageous.
