Senior Quantity Surveyor
As Senior Quantity Surveyor, you'll take full commercial ownership of a £5.5m super-prime residential scheme in Notting Hill Gate, mobilising mid-October on a 61-week programme. You'll lead cost control, contract administration and the tendering process for the project, working closely with the Project Manager and Site Manager to protect margin and drive commercial performance from mobilisation through to final account, all while upholding ACT's values of integrity, transparency and passion.
Requirements
- 3+ years' experience as a Senior Quantity Surveyor (high-end/luxury residential preferred)
- Strong commercial acumen and proven leadership experience
- In-depth knowledge of JCT contracts, cost management and construction practices
- Confident with Procore, Excel and Bluebeam
- Excellent communication, negotiation and mentoring skills
Responsibilities
General
- Lead high-quality commercial reporting and communication across projects.
- Drive site meetings with a proactive, solution-focused approach to commercial decision-making.
- Provide strategic commercial guidance to Project Managers and Site Managers.
- Handle contractual matters with integrity, honesty and fairness at a senior level.
- Promote and enforce company procedures and a culture of excellence.
Leadership & Management
- Lead and motivate the Quantity Surveying team, setting clear targets and monitoring delivery.
- Develop and implement a strategic approach to project delivery, keeping the commercial team aligned to business objectives.
- Foster a high-performance culture through regular feedback and performance reviews.
- Mentor Quantity Surveyors and other team members, supporting their development and succession planning.
- Model ACT's values — Integrity, Transparency, Commitment and Passion — setting the standard for professional conduct.

Cost Control
- Own the commercial success of projects end to end.
- Present project financial performance: cost forecasts, incoming revenue and profit margins.
- Produce cost valuation reconciliation (CVR) reports and chair monthly CVR meetings.
- Manage project cash flow reporting.
- Review and approve head contract and subcontractor valuations, variations and final accounts.
- Oversee subcontractor liabilities, identify project risk and maximise project value.
Head Contract Responsibilities
- Oversee timely preparation and submission of Head Contract Valuations.
- Review the Contract Pricing Document / Contract Sum Agreement, providing guidance and interpretation.
- Oversee preparation and submission of Variation Orders and deliver the final account once subcontractor accounts are settled.
- Communicate cost-related changes to the client team clearly and promptly.
- Advise on Head Contract obligations, risks and opportunities.
Sub-contractor Responsibilities
- Oversee procurement of subcontractor packages in line with the project procurement schedule.
- Manage contractual agreements with subcontractors, ensuring adherence to terms and timelines.
- Review and approve subcontractor valuations and manage the variation account.
- Build strategic subcontractor relationships and assess risk through credit checks and insurance review.
- Ensure timely receipt of interim payments and lead meetings to agree variations.
- Lead subcontractor pre-start meetings and oversee mid- and post-project reviews.
