Senior Quantity Surveyor
London | Commercial Interiors / Design & Build
We're recruiting a Senior Quantity Surveyor to join a successful, design-led construction business delivering high-quality commercial workplace projects.
This is a hands-on commercial role with real ownership. You'll be responsible for the commercial and contractual performance of projects from procurement through delivery and final account, working closely with Project Managers, designers, clients, and subcontractors.
The environment is fast-paced and project-led, so this will suit someone who enjoys taking responsibility, making commercial decisions, and being close to the delivery of the work rather than operating as one small part of a large commercial function.
The role
You'll take responsibility for:
- Managing project budgets, cost plans, and commercial performance
- Forecasting project costs, cash flow, and profitability
- Managing procurement and negotiating with subcontractors and suppliers
- Reviewing tenders and securing best commercial value
- Administering JCT contracts
- Managing variations, contractual risk, claims, and extensions of time
- Managing subcontractor accounts and contractual compliance
- Preparing valuations, applications for payment, and final accounts
- Producing regular cost reports and commercial forecasts
- Identifying cost-saving and value-engineering opportunities
- Managing client invoicing and supporting payment collection
- Providing commercial advice to the wider project team
- Building strong relationships with clients, consultants, and the supply chain

I’m in my final year doing Economics and I don’t know whether to apply for grad schemes now or do a masters first. What do you think?
Honest answer — it depends on where you want to end up. A lot of top grad schemes (Big 4, civil service, banking) don’t need a masters. Let’s look at the ones you’d be competitive for now, and we can decide if a masters actually adds anything.
Also worth knowing: most autumn 2026 applications are open now. Timing matters more than you think.

Grad scheme, placement, apprenticeship? Not sure what you want yet — that's fine. Your agent talks it through with you and turns "I have no idea" into a shortlist.

What we're looking for
You'll already have substantial Quantity Surveying or commercial management experience within construction and be comfortable taking ownership of projects rather than simply supporting a senior commercial lead.
Ideally, your background will include commercial interiors, workplace, fit-out, refurbishment, or Design & Build projects, although strong candidates from other fast-paced contractor environments will also be considered.
You should bring:
- Strong contractor-side commercial experience
- Good knowledge of JCT contracts
- Experience of subcontractor procurement and negotiation
- Strong cost control, forecasting, and financial management skills
- Experience managing variations and final accounts
- The confidence to deal directly with clients and project stakeholders
- Strong commercial judgement
- The ability to work quickly and independently across live projects
- A degree in Quantity Surveying, Construction Management, or a related discipline
MRICS or progress towards chartership would be advantageous but is not essential.
Why consider it?
This is an opportunity to join a well-established business operating at the intersection of design and construction, delivering visually impressive commercial environments for major clients.
The structure is deliberately collaborative: commercial, project management, pre-construction, and design teams work closely together, giving the Senior QS genuine visibility across the whole project rather than restricting the role to cost reporting.

Desired Skills and Experience

Strong experience across procurement, subcontractor management, cost planning, forecasting, CVR, variations, applications for payment, final accounts, and JCT contract administration. Able to commercially manage projects from tender and procurement through delivery and final account, with strong client and stakeholder management skills. Experience of CAT A and CAT B office fit-out projects would be highly relevant. Candidates should be commercially astute, proactive, and comfortable working independently in a fast-paced project environment.
