Senior Quantity Surveyor – Social Housing Refurbishment

Location: Boston or Grimsby, Lincolnshire
Sector: Social Housing / Property Services
Job Type: Permanent, Full Time

An established and growing property services contractor is looking to recruit an experienced Senior Quantity Surveyor to join its Northern Projects division. The successful candidate will play a key role within an established commercial team, supporting the delivery of social housing refurbishment, capital works, and retrofit programmes across the region.

This is an excellent opportunity for an experienced Quantity Surveyor looking to take on a senior commercial position within a supportive and well-established team.

The Role

As Senior Quantity Surveyor, you will take responsibility for the commercial management of an established social housing refurbishment contract, ensuring projects are delivered effectively while maximizing commercial performance.

Your responsibilities will include:

  • Managing the commercial aspects of social housing refurbishment and capital works contracts.
  • Ensuring the business secures its full contractual entitlement.
  • Monitoring project costs, revenue, and profitability.
  • Preparing and maintaining accurate cash flow forecasts and revenue profiles.
  • Supporting financial reporting, management accounts, and cost control.
  • Maximizing cash flow through accurate and timely invoicing.
  • Resolving commercial and contractual queries with clients.
  • Identifying commercial risks and potential disputes at an early stage.
  • Managing and resolving contractual issues and disputes where required.
  • Overseeing subcontractor orders and commercial arrangements.
  • Supporting supplier onboarding and subcontractor management.
  • Providing commercial guidance and contractual advice to project teams.
  • Ensuring project teams meet or exceed budget and commercial targets.
  • Contributing to the development of junior members of the commercial team.
  • Building strong working relationships with clients, subcontractors, and internal stakeholders.

About You

We are looking for an experienced Quantity Surveyor / Senior Quantity Surveyor with a strong commercial background, ideally gained within social housing, property services, refurbishment, planned works, or construction.

You should have:

  • Previous experience working as a Quantity Surveyor or Senior Quantity Surveyor.
  • Experience managing the commercial aspects of refurbishment or capital works programmes.
  • Strong contractual and commercial awareness.
  • Experience with cost control, forecasting, and management accounts.
  • Strong Excel skills, including VLOOKUPs, Pivot Tables, and formula development.
  • Excellent negotiation and communication skills.
  • A detailed understanding of relevant contract conditions.
  • Experience managing subcontractors and commercial accounts.
  • The ability to identify and manage commercial risk.
  • A full UK driving license and willingness to travel across regional contracts.

Experience of social housing refurbishment, planned maintenance, capital works, or retrofit would be highly advantageous. Candidates from wider construction or commercial backgrounds may also be considered where they can demonstrate strong transferable commercial experience.
