Senior Quantity Surveyor | Prime & Super-Prime Residential | London
We are partnering with an established specialist main contractor delivering exceptional private residential projects across London.
The business is trusted to undertake complex, high-end refurbishments, structural renovations, basement constructions, listed-building restorations and bespoke interior works for discerning private clients. With a strong reputation for craftsmanship, quality and delivery, it manages projects from early-stage planning through to completion.
Due to continued growth, they are seeking a Senior Quantity Surveyor to take commercial ownership of a portfolio of prestigious projects.
This is a key role for a commercially strong Senior QS who enjoys operating autonomously, influencing project strategy and working in a business where detail, quality and client experience genuinely matter.
The role
You will lead the full commercial lifecycle across complex prime and super-prime residential schemes, partnering closely with Project Managers, site teams, clients, consultants and the supply chain.

- Taking overall commercial responsibility for allocated projects from pre-construction through to final account.
- Producing and presenting monthly CVRs, cost forecasts, cashflows and commercial reports.
- Managing head-contract obligations, including valuations, variations, claims, notices and change control.
- Leading procurement of subcontractor packages and ensuring procurement aligns with programme and project requirements.
- Managing subcontractor accounts, valuations, variations, risk and final-account negotiations.
- Supporting tender, cost-planning and pre-construction activity where required.
- Leading commercial reviews and providing clear, proactive advice to senior stakeholders.
- Reviewing contract documentation, drawings and RFIs to identify and manage commercial risk and opportunity.
- Maintaining strong commercial controls through Procore and other project systems.
- Helping to develop and support more junior members of the commercial team.
About you:
- Proven experience as a Senior Quantity Surveyor, or a strong Quantity Surveyor ready to step up.
- Strong background delivering £5m+ prime or super-prime residential projects.
- Experience with complex refurbishment, heritage or listed-building work would be highly advantageous.
- Demonstrable experience managing projects commercially from pre-contract through to final account.
- Strong knowledge of JCT contracts, procurement, cost management and contract administration.
- Comfortable dealing with high-net-worth clients, client representatives and professional teams, with the discretion and attention to detail this environment demands.
- Highly competent in Excel, Bluebeam and ideally Procore.
- Commercially astute, solution-focused and confident leading project-level commercial discussions.
