Senior Quantity Surveyor - Residential Development - East London/Essex - £80,000 - £85,000 + Car Allowance + Bonus
An established and growing residential developer is looking to appoint an experienced Senior Quantity Surveyor to join its regional commercial team, working across developments in London and Essex.
This is an excellent opportunity for a commercially strong Senior QS to take responsibility for the day-to-day commercial management of multiple residential schemes, working closely with the Commercial Manager and wider development team.
The Role:
Reporting to the Commercial Manager, you will take ownership of all quantity surveying and commercial activities across your allocated developments, ensuring projects are delivered within budget and that accurate commercial information is provided to senior management.
Key responsibilities will include:
- Full commercial management of multiple residential developments
- Managing and reporting development costs against agreed budgets
- Identifying, investigating and reporting cost movements and variances
- Managing subcontractor and supplier procurement from tender through to appointment
- Preparing tender comparisons and recommendations for approval
- Monitoring procurement against project programmes and critical paths
- Managing subcontractor costs and explaining movements against budget
- Undertaking regular site visits and valuing subcontractor applications
- Managing subcontractor accounts and ensuring payments and documentation are kept up to date
- Monitoring supplier and subcontractor performance
- Ensuring materials and subcontract resources are procured at the best commercial value
- Working closely with Construction, Technical, Sales and Finance teams throughout the development lifecycle
- Producing accurate and timely commercial reports for senior management
- Supporting and mentoring junior members of the commercial team

About You
You will already be operating as a Senior Quantity Surveyor, or be an experienced Quantity Surveyor ready to step into a senior position, ideally within the residential housebuilding or development sector.
You should have:

- RC frame experience preferred
- Strong experience within residential development / housebuilding
- Excellent knowledge of quantity surveying and commercial management
- Extensive subcontractor procurement and tendering experience
- Strong understanding of development budgets, cost reporting and forecasting
- Experience managing subcontractor accounts from procurement through to final account
- Good knowledge of Building Regulations, NHBC requirements and Health & Safety
- Strong commercial awareness and negotiation skills
- Good IT skills
- The ability to manage multiple developments and competing priorities
Package
- £80,000 - £85,000 basic salary
