The Senior Quantity Surveyor is responsible for managing all commercial and contractual aspects of the project, ensuring that projects are delivered within budget while maximising profitability and maintaining strong client and subcontractor relationships. The role involves cost planning, procurement, contract administration, risk management, and leading commercial activities throughout the project lifecycle.

Responsibilities

Commercial Management

  • Manage and oversee the commercial performance of a project.
  • Prepare, monitor, and control project budgets and cost plans.
  • Raise invoices and chase payments by the client.
  • Ensure accurate forecasting of project costs, cash flow, and profitability.
  • Identify opportunities for cost savings and value engineering.
  • Monitor project expenditure and implement corrective actions where necessary.

Contract Administration

  • Administer contracts in accordance with applicable forms such as JCT.
  • Prepare and negotiate contract terms, variations, extensions of time, and claims.
  • Manage subcontractor agreements and ensure contractual compliance.
  • Resolve contractual disputes and mitigate commercial risks.

Procurement and Supply Chain Management

  • Lead procurement activities, including tender preparation, analysis, and recommendations.
  • Evaluate subcontractor and supplier quotations.
  • Negotiate commercial terms and secure best value for the business.
  • Build and maintain strong relationships with key suppliers and subcontractors.

Cost Control and Reporting

  • Produce monthly cost reports, valuations, and commercial performance updates.
  • Prepare and submit applications for payment and final accounts.
  • Monitor project progress against budgets and forecasts.
  • Analyse financial data and provide strategic recommendations to project teams.

Stakeholder Management

  • Act as the primary commercial contact for clients, consultants, and project stakeholders.
  • Attend project meetings and provide commercial advice to project teams.
  • Develop and maintain excellent client relationships.

Qualifications and Experience

Essential

  • Bachelor's degree in Quantity Surveying, Construction Management, or a related discipline.
  • Significant experience in quantity surveying within the construction industry.
  • Proven experience managing large-scale construction projects.
  • Strong knowledge of JCT, and other standard forms of contract.
  • Excellent commercial awareness and financial management skills.

Desirable

  • Professional membership with RICS (MRICS) or working towards chartered status.
  • Chartered Surveyor status (MRICS).
  • Experience across commercial, education and life sciences projects.
  • Experience in Design & Build Industry.

  • Advanced cost management and estimating skills.
  • Strong contract administration and negotiation abilities.
  • Excellent analytical and problem-solving skills.
  • Strong communication and stakeholder management skills.
  • Commercial acumen and business awareness.
  • Proficiency in Microsoft Excel and commercial management systems.
  • Ability to work under pressure and manage multiple priorities.
