About The Role
We are seeking a motivated and commercially focused Senior Quantity Surveyor to join our Frameworks Department, delivering refurbishment and life-cycle replacement projects ranging from £50k to £10m in a variety of regions across the UK while being mainly office based.
Working Hours:
- Monday to Thursday: 8:00am – 5:00pm
- Friday: 8:00am – 3:30pm
About You
Essential
- Demonstrable experience administering construction contracts (NEC, JCT or equivalent).
- Proven experience managing applications for payment, valuations, variations and final accounts.
- Strong commercial and contractual knowledge.
- Advanced Microsoft Excel and IT skills.
- Excellent written and verbal communication skills.
- Strong negotiation and influencing abilities.
- Experience mentoring, training or supporting junior commercial staff.
- Strong financial awareness with the ability to analyse commercial data and produce accurate forecasts.
- Ability to manage multiple projects and competing priorities.
- Significant experience as a Quantity Surveyor within construction, refurbishment, lifecycle or facilities management projects.
Desirable
- Degree in Quantity Surveying, Commercial Management or a related discipline.
- Membership of RICS, CIOB or working towards professional accreditation.
- Previous line management or supervisory experience.
- Experience administering Framework Agreements.
Key Responsibilities
Commercial Management
- Lead the commercial delivery of allocated projects and frameworks from inception through to final account.
- Ensure contractual obligations are fully understood, managed, and appropriately flowed down to subcontractors.
- Review and negotiate contract terms, ensuring risks are identified and managed.
- Prepare, submit and agree detailed Applications for Payment in accordance with contractual timescales.
- Assess, value and certify subcontractor applications and quotations.
- Manage all project variations, compensation events and change control procedures, ensuring entitlement is protected and maximised.
- Prepare detailed pricing submissions with supporting documentation for client review and agreement.
- Monitor project costs, commitments, valuations and forecasts to ensure accurate financial reporting.
- Produce monthly cost value reconciliations and forecast reports.
- Identify commercial risks and opportunities and report by exception to senior management.
- Manage subcontract procurement activities, including tender evaluation, package awards and subcontract order preparation.
- Administer subcontractor accounts, including valuation, payment notices, pay less notices and final accounts.
- Ensure timely issue of all contractual notices and correspondence.
- Prepare and negotiate final accounts with clients and subcontractors.
- Support dispute avoidance and resolution through proactive commercial management.
- Monitor project programmes and identify delays, disruptions or commercial impacts requiring management intervention.

Leadership and Team Development
- Provide mentoring, coaching and day-to-day support to Quantity Surveyors and Assistant Quantity Surveyors.
- Review and provide guidance on applications, valuations, variations, forecasts and final accounts prepared by junior commercial staff.
- Promote best practice commercial processes and ensure consistency across projects.
- Assist Commercial Managers with workload planning and resource allocation across the commercial team.
- Contribute to performance reviews and development plans for junior team members.
- Share lessons learned and drive continuous improvement initiatives within the commercial function.
Client and Stakeholder Management
- Build and maintain positive working relationships with clients, consultants and supply chain partners.
- Attend commercial review meetings and provide professional commercial advice to project teams.
- Support framework and key account management activities where required.
- Represent the business in a professional manner at all times, reflecting company values and standards.
- Experience within refurbishment, lifecycle replacement or facilities management sectors.
