JLL is seeking a Senior Reliability Engineer to join our team! This position is supporting a Life Sciences Client across multiple locations in EMEA.

This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the TSSO, the Senior Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients' existing systems, energy management programs, maintenance programs, and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Services program. Acquires and analyzes data from CMMS and other sources and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments to assure progress to plan. Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Consideration will be given to the cost limitations for equipment uptime/downtime, repair/replacement costs, and weight, size, and availability of materials/equipment. Determines cost advantages of alternatives and develops action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures.
Position Responsibility of ESSENTIAL FUNCTIONS:
- Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.
Asset Management
- Works under general direction of Engineering Services Reliability & Asset Services platform for instruction in deploying client’s strategic asset management roadmap with matrix reporting back to the client's lead engineer (FM).
- Integrates data from multiple sources including automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
- Support all efforts in the execution of site-level Reliability & Asset Services programs and processes to effectively increase machine/facility system reliability and compliance.
- Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
- Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
- Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Reliability And Asset management improvements for maintenance and projects.

Reliability Engineering
- Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
- Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.
- Create and conduct Reliability studies, as well as understanding drawings and schematics.
- Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
- Investigate new technologies for reliability improvements.
- Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.
- Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.
Condition-based Maintenance
- The understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.
- Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies, and conducts equipment condition assessments. Identify and manage systems of continuous improvement to ensure resolution to chronic “bad actor” equipment.
- Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.
- Experience with predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis.
Workflow Management
- Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
- Develop and maintain “Key Performance Indicators” of equipment reliability.
- Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
- Ensure equipment history is maintained and analyzed for future trends.
- Actively collaborate with Maintenance and Planning groups.
Capital Asset Renewal/Capital Planning
- Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database format.
- Compile and prioritize portfolio-wide findings for client capital planning and lifecycle asset management programs.
- Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
- Performs other work as assigned.
Experience:
- BS in an Engineering discipline, mechanical or electrical preferred.
- 10 years’ plus experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
- Experience in critical environments preferred (data centers, laboratories, manufacturing environments, etc.).
- Extensive knowledge of mechanical, electrical, plumbing, and fire suppression systems.
- Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
- Experience in delivering training, coaching, and mentoring using a variety of tools and techniques.
- Experience working with Computerized Maintenance Management Systems (CMMS) / Enterprise Asset Management (EAM) systems.
- Experience in Business analysis and/or Asset Management and/or analyzing risk.
- Practical experience developing and optimization of maintenance strategies and plans.
- Experience implementing and/or working with Management Systems i.e. (ISO9001, ISO55001).
- Asset whole lifecycle costing and total cost of ownership.
- Experience of multi-disciplinary projects and the application of system integration techniques across multiple types of assets.
