Senior Residential Block Manager

📍 Harrow, London
💰 £35,000 - £45,000 + Bonus + Benefits
🚗 Office-based | Full-time

We're recruiting for a Senior Residential Block Manager to join a well-established boutique property management business. You'll take ownership of your own residential block portfolio, build strong client relationships, oversee major works and play an important role in mentoring junior team members, with a clear pathway into senior management.

What you'll be doing:

  • Managing your own portfolio of residential blocks and estates
  • Building strong relationships with Freeholders, Resident Management Companies (RMCs) and leaseholders
  • Carrying out regular site inspections and ensuring properties are maintained to a high standard
  • Preparing and managing annual service charge budgets with the finance team
  • Managing reactive maintenance and contractor performance
  • Leading Section 20 consultation processes for major works projects
  • Ensuring compliance with Health & Safety legislation, including Fire Risk Assessments, asbestos and water hygiene requirements
  • Maintaining accurate property records using property management software
  • Chairing AGM and Director meetings where required
  • Supporting and mentoring junior members of the team while contributing to continuous improvement initiatives

What we're looking for:

  • 3-5 years' residential block management experience (essential)
  • Experience managing a portfolio of residential blocks or estates
  • Strong knowledge of Section 20 consultations, service charge budgets & leasehold legislation
  • Experience managing contractors, planned maintenance and compliance programmes
  • Excellent client relationship and stakeholder management skills
  • Confident chairing AGM and Director meetings
  • Experience using property management software and CRM systems
  • TPI membership (or working towards it) would be advantageous
  • Full UK driving licence and your own vehicle are essential
