Location: Central London (with travel across portfolio sites)
Salary: £60k plus an excellent benefits package and career progression
Reports To: Head of Property Management
The Company
An exciting opportunity has arisen for an experienced Portfolio Manager to oversee the strategic and operational management of a portfolio of luxury and super-prime residential developments across Central London. The portfolio includes high-rise residential buildings with extensive amenities, complex compliance requirements, and significant on-site teams. The successful candidate will be responsible for ensuring all properties operate safely, compliantly, and efficiently while delivering exceptional standards of resident engagement and stakeholder management.
The Opportunity
- Ensure compliance with all relevant legislation, regulations, and industry best practices, including: Building Safety Act 2022, Landlord and Tenant legislation, Fire Safety regulations, Health & Safety legislation, RICS and industry standards
- Support the delivery and implementation of building safety requirements across the portfolio.
- Conduct internal audits and compliance reviews to ensure effective and compliant property management.
- Maintain accurate records and ensure all documentation is appropriately captured within property management systems.

Prime Residential Support
- Support the specification and review of service contracts and Service Level Agreements (SLAs).
- Monitor contractor performance and service delivery across managed sites.
- Undertake site inspections to ensure works are completed to agreed standards and statutory requirements.
- Review performance data and prepare monthly, quarterly, and annual reports identifying trends, risks, and areas for improvement.
- Support annual budget preparation, forecasting, and year-end processes.
- Review financial performance, identifying risks, variances, and opportunities for cost efficiencies.
- Assist in the management of service charge budgets and expenditure.

Essential Skills & Experience
- Proven experience in a senior residential property management role.
- Experience managing large, complex, luxury, or high-value residential developments.
- Strong understanding of property management compliance, health and safety, fire safety, and risk management.
- Experience working with high-value property management contracts.
- Demonstrable experience managing multiple stakeholders and delivering high levels of customer service.
- Strong analytical, reporting, and problem-solving skills.
- Excellent communication, negotiation, and conflict resolution abilities.
- Ability to review, interpret, and assess technical plans, reports, and property-related documentation.
