Senior / Experienced Residential Surveyor
Location: Rugby, West Midlands
Reports to: [To be confirmed]
Salary: Circa £60,000- £65,000 basic + commission
Employment Type: Full-time
Job Purpose
To undertake high-quality Level 2 and Level 3 Residential Surveys across the West Midlands, ensuring all work is completed in accordance with RICS professional standards and company procedures. The role will also be responsible for developing and maintaining a regional client and referral network, generating new instructions and contributing to the continued growth of the business within the territory.
Key Responsibilities
Surveying & Reporting
- Undertake Level 2 and Level 3 Residential Surveys.
- Inspect properties thoroughly and identify relevant defects, risks and areas requiring further investigation.
- Produce accurate, clear and professional survey reports within agreed timescales.
- Ensure reports meet RICS standards and company requirements.
- Maintain appropriate professional records and supporting documentation.
- Undertake valuation work where appropriately qualified and experienced.
Client Management
- Manage client communications throughout the survey process.
- Provide professional and appropriate advice within the scope of the instruction.
- Respond to client queries and concerns in a timely manner.
- Maintain high levels of customer service and professionalism.
Business Development
- Develop and maintain a strong referral network within the West Midlands.
- Build relationships with estate agents, solicitors, brokers and other relevant professional contacts.
- Identify and pursue opportunities for new survey instructions.
- Develop and maintain a sustainable local client base.
- Represent the company professionally within the local property market.
- Contribute to the growth of the business and achievement of agreed fee targets.

Professional & Regulatory Responsibilities
- Comply with all relevant RICS regulations, professional standards and codes of conduct.
- Maintain appropriate professional competence and knowledge.
- Keep up to date with relevant changes in legislation, regulation and industry practice.
- Ensure all surveying work is undertaken within the individual's professional competence and qualifications.
- Maintain appropriate professional indemnity and other required professional standards.
Essential Qualifications & Experience
- AssocRICS qualification.
- VRS qualification.
- Minimum 5 years' experience undertaking Level 2 and Level 3 Residential Surveys.
- Strong knowledge of the West Midlands residential property market.
- Demonstrable experience in residential surveying and report writing.
- Ability to work independently and manage own caseload effectively.
- Strong written and verbal communication skills.
- Experience dealing directly with clients and professional referral sources.
- Demonstrable ability to develop and maintain professional relationships.
- Commercial awareness and a proven ability or willingness to generate new business.

Desirable Qualifications & Experience
- MRICS qualification / Interest in progressing through the APC pathway.
- Experience in residential property valuations.
- Experience developing an existing client/referral network.
- APC mentoring and support is available where appropriate.
Key Performance Areas
Performance will be assessed against agreed targets and standards, including:
- Quality and accuracy of survey reports.
- Report turnaround times.
- Client satisfaction and feedback.
- Compliance with RICS and company standards.
- Number and value of survey instructions generated.
- Development of referral relationships.
- Annual/monthly fee income.
- Contribution to the growth of the West Midlands territory.
Remuneration & Benefits
- Basic salary: circa £60,000 per annum.
- Commission: 20% once £120,000 annual fee income (£10,000 per month) is achieved.
- Commission increases to 25% once £140,000 annual fee income is achieved.
- Company car or car allowance.

- 30 days' annual holiday.
Reporting & Working Arrangements
The successful candidate will work independently within an agreed West Midlands territory while remaining accountable to the company's management structure. The role will involve a combination of property inspections, report writing, client communication and business development activity. Regular performance reviews will be undertaken against agreed KPIs, fee targets and professional standards.
