Senior Site Manager | Queens Mead, Chiddingfold
Are you a hands-on Senior Site Manager who takes genuine pride in delivering exceptional homes, from the first foundations through to final handover?
Location: Chiddingfold, Surrey

We are looking for an experienced Senior Site Manager to take ownership of the delivery of Queens Mead, an exclusive development of 78 homes in Chiddingfold, Surrey.
Designed in-house by our architectural team, Queens Mead is a development that reflects the quality and attention to detail for which Shanly Homes is known, with distinctive architecture, thoughtfully designed layouts and premium specifications throughout.
This is a role for someone who wants to be hands-on and accountable for the finished product. You will take responsibility for the day-to-day running of the development, driving the build programme, leading subcontractors and site teams, maintaining exceptional standards of health and safety and ensuring every home is delivered to the quality our customers expect.
You will have the opportunity to take a development through the full build cycle, identifying issues early, finding practical solutions and making sure standards never slip as the programme progresses.
What you'll be doing
Reporting to our Production Director, you will take overall responsibility for the delivery and day-to-day management of the development.
Your responsibilities will include:
- Programme delivery: Own the build programme, ensuring key milestones are achieved and proactively identifying and resolving issues that could impact delivery.
- Site management: Take control of the daily running of the development, coordinating subcontractors, direct labour, materials and resources to maintain an efficient and well-organised site.
- Build quality: Set and maintain high standards throughout construction, from groundworks and structural stages through to finishing, snagging and final handover.
- Health & Safety: Lead by example in maintaining a safe, compliant site, ensuring legislation, Risk Assessments and Method Statements are adhered to and that a strong culture of safety and accountability is maintained.
- Team leadership: Provide clear direction to the site team, manage performance and create a professional, collaborative environment where everyone understands what is expected of them.
- Subcontractor management: Coordinate and manage subcontractors on site, ensuring work is completed safely, efficiently, on programme and to the required standard.
- Quality control: Work closely with the quality team to identify issues early, drive continuous improvement and ensure defects are addressed before they become a problem.
- Customer journey: Work closely with Sales and Customer Service throughout the build and handover process, supporting customer choices, extras, inspections and handovers to ensure a high-quality customer experience.
- Site presentation: Maintain a clean, organised and professional site that reflects the quality of the development and the Shanly Homes brand.

What you'll bring
We are looking for someone who combines strong technical knowledge with genuine pride in the homes they deliver. You will be comfortable taking ownership, making decisions and holding people accountable for achieving the required standards.

You will have:
- Proven experience as a Senior Site Manager within a residential housebuilding environment
- A strong track record of delivering high-quality residential developments from start to finish
- Experience managing subcontractors, direct labour, programmes and multiple construction activities simultaneously
- A detailed understanding of Health & Safety legislation and best practice
- The ability to confidently read and interpret construction drawings and technical information
- Strong organisational skills and the ability to anticipate and resolve issues before they affect programme or quality
- A hands-on, proactive approach and the confidence to take ownership of a site
- SMSTS
- First Aid at Work
- NVQ Level 5/6 or equivalent relevant construction qualification
Experience delivering high-end or premium residential developments would be highly advantageous.
