We're looking for an experienced Senior Sprinkler Designer to join our M&E Pre-Construction team. You'll take ownership of sprinkler schemes from first site visit through to regulatory approval – scoping and surveying buildings, co-ordinating every interface the system relies on, and preparing the submissions that get projects approved.
Most of our work is in occupied residential buildings, including higher-risk buildings under the Building Safety Act 2022. That means getting the design right first time, working closely with clients, residents' representatives and regulators, and leaving a clear golden thread of information behind every decision.
This is a nationwide role, so you'll visit sites across the UK as projects require. We offer hybrid working, and ideally you'll be based out of our London office at 201 Bishopsgate, London. You'll report to the M&E Pre-Construction Director.
Key Responsibilities
- Scoping and Surveying - Lead the scoping and surveying of retrofit sprinkler schemes in existing, occupied buildings. You'll assess site conditions, water supplies, routing options and constraints, and turn what you find into a clear, deliverable design scope.
- Design Co-ordination - Co-ordinate the sprinkler design with every system and space it depends on, including:
- Monitoring signals – flow switches, valve monitoring and pump alarms, and their interface with the fire alarm and remote monitoring.
- Power, including generator or UPS – the primary power supply to pump sets and ancillary equipment, with secondary power provided by either a generator or a UPS, depending on the building.
- Plant room locations – siting of tanks and pumps, including access, structural loading, fire separation and maintenance space.
- Fire Stopping Compliance - Make sure every penetration created by the sprinkler installation is fire stopped compliantly and properly recorded. Training can be provided for this part of the role.
- Regulatory Submissions - Prepare and co-ordinate the sprinkler content of:
- BSR Gateway 2 applications – for higher-risk buildings, submitted to the Building Safety Regulator.
- Building Control applications – for buildings outside the higher-risk regime.
- Planning applications – where the works affect the building externally or require consent.

Skills, Knowledge & Expertise
Essential skills
- Proven experience designing sprinkler systems to BS 9251:2021.
- A recognised qualification in BS 9251:2021 sprinkler design.
- Experience scoping and surveying existing, occupied buildings.
- A sound understanding of the interfaces between sprinklers, fire alarm, power supplies and water supplies.
- Confident communicating with clients, consultants and regulators, both in person and in writing.
- Able to travel to sites nationwide.
Desirable Skills
- Experience preparing BSR Gateway 2 applications for higher-risk buildings.
- Experience of Building Control and Planning applications.
- Working knowledge of related standards and guidance, such as BS EN 12845, BS 9991 and Approved Document B.
- Knowledge of fire stopping and penetration sealing (training can be provided).
- Experience in a senior or mentoring role within a design team.
