Senior Surveyor
My nationwide client is looking for an experienced Senior Surveyor to take day-to-day responsibility and full ownership for a portfolio of commercial properties.
This is a client-facing role suited to an organised, commercially minded property professional who takes pride in delivering excellent service and maintaining high standards across their portfolio. You will be responsible for the effective day-to-day management and reporting of properties and client instructions, covering service delivery, occupier relationships, service charge management, compliance and the coordination of internal and external stakeholders.
The successful candidate will have a strong understanding of commercial property management, excellent attention to detail and a proactive, methodical approach. You will be confident working with clients, occupiers, suppliers and wider stakeholders, with a genuine desire to exceed expectations.
Key Responsibilities
- Read, review and interpret leases and related property documentation, ensuring occupiers comply with their obligations, including maintenance, licences to assign, changes of use, alterations and other applications.
- Monitor statutory, regulatory and internal compliance requirements, commissioning audits, assessments and specialist advice where required.
- Work closely with service partners to maintain accurate control documentation, logbooks and property management systems.
- Ensure compliance with relevant company policies and procedures, RICS guidance, ISO standards, statutory requirements and insurance obligations.
- Prepare, complete and present a range of client and management reports, including monthly, quarterly, management and ad hoc reporting.
- Support the preparation of service charge budgets, including explanatory guides, and analyse and monitor monthly expenditure and year-end accounts.
- Monitor service charge expenditure and budgetary control in accordance with RICS guidance, investigating and resolving outstanding items and variances where required.
- Take responsibility for allocated properties, carrying out regular inspections and ensuring that property condition, standards and occupier compliance are appropriately monitored and reported.
- Work collaboratively with site teams, providing support, feedback and oversight, including sample auditing of property condition, service standards and occupier compliance.
- Manage and develop team members, promoting a collaborative and high-performing working environment.
- Build strong relationships with occupiers, supporting initiatives designed to improve customer experience, satisfaction and retention.
- Organise and participate in occupier forums, meetings, placemaking initiatives and other activities that enhance the experience of occupiers and visitors.
- Support the smooth onboarding, offboarding and handover of new and outgoing property instructions, including coordination of relevant TUPE processes where applicable.
- Work in partnership with Client Leads to support the effective management and growth of property management and additional fee income.

Skills, Knowledge & Experience
We are looking for someone who can demonstrate:
- Strong commercial property management experience, ideally within a similar surveying or property management environment.
- The ability to interpret leases and property documentation and apply relevant obligations and legislation.
- Excellent organisational and time-management skills, with the ability to manage multiple priorities and meet deadlines.
- Strong attention to detail and a methodical approach to managing property portfolios.
- Excellent written and verbal communication skills, including confidence in report writing and presenting to clients and stakeholders.
- Strong interpersonal and relationship-building skills, with the ability to communicate effectively at all levels.
- A proactive approach, demonstrating initiative and a willingness to take ownership and find solutions.
- Strong problem-solving skills and the ability to identify opportunities for improvement and implement practical solutions.
- A collaborative approach to working with colleagues, clients, occupiers, suppliers and other stakeholders.
- An interest in technology and a willingness to embrace new ways of working.
- A commitment to continuous professional development and supporting the development of others.

Experience & Qualifications
- Minimum 3 years' experience in a similar commercial property management or surveying role.
- MRICS qualification is desirable.
Salary: Up to £55k + bonus/benefits
