THE TEAM/DEPARTMENT

We are looking for an MRICS qualified surveyor with 1-3 years post qualification experience to join our market leading Retail & Leisure team, advising clients on lease advisory of out-of-town retail parks, leisure parks and other retail & leisure assets across England and Wales.

We are rightly proud to be regarded as market leaders in Retail & Leisure Lease Advisory, and are looking to grow our team further in this important sector.

Our client base is predominantly institutional landlords who are also key clients of Montagu Evans including:

  • Aberdeen Investments
  • Legal & General
  • CBRE Global Investors
  • Knight Frank Investors
  • Schroders
  • UBS
  • Realty Income
  • Hines

The successful applicant will have exposure to national retail and leisure markets, will report directly to clients and negotiate against agents. The successful applicant will have strong written and verbal skills and knowledge of Landlord & Tenant processes including; lease reading, rent reviews, lease renewals and acting as an Expert Witness in Third Party Disputes.

The successful applicant will primarily work on key existing Landlord accounts under Partners guidance and will also be encouraged to build up their own network of clients and generating new instructions for Montagu Evans.

ROLE OVERVIEW

Please see attached ‘role expectations’ document for all Senior Surveyors. In addition to meeting those expectations, this role involves:

  • Site inspections and measuring properties, including out of town retail parks, leisure parks and other retail and leisure assets.
  • Lease reading and summarising.
  • Drafting reports for rent reviews, re-gears and lease renewals.
  • Researching and analysing comparable rental evidence.
  • Reporting directly to clients with recommended strategy and tactics.
  • Negotiating with tenants and their agents to deliver the best results for the client.
  • Work with other Retail & Leisure colleagues at Montagu Evans particularly Asset Management and Investment.
  • Being aware of the links across the wider CAA department, particularly between lease advisory sub teams in Industrial & Logistics and Offices.
  • Proactive involvement in relevant Sector groups.
  • Takes an active interest in business development, including use of social media and AI.
  • To be responsible for creating and maintaining a Retail & Leisure comparable rental evidence database, to spot new business opportunities.

Responsibilities

  • UK travel undertaking inspections and measuring in accordance with the Code of Measuring Practice.
  • Preparation of reports for rent reviews, lease re-gears and lease renewals, including investigating and analysing comparable rental evidence.
  • Ability to accurately assess market rent of the subject premises.
  • Acting as Expert Witness in Third Party Disputes.
  • Drafting quoting rents, Calderbank offers, Memoranda and Heads of Terms.
  • Reading, understanding and summarising leases including knowledge of lease renewal processes, the Landlord & Tenant Act and Surveyors Acting as Expert Witnesses.
  • Negotiation of settlements, and preparation of fee accounts.
  • Reporting directly to a Partner and key company clients.
  • The role will be assisting with the above on a day-to-day basis, supporting two Partners but also the wider team, including asset management and investment.

Qualifications

  • Excellent communicative skills both written and verbal.
  • Team player. Driven to succeed as a key part of the Lease Advisory Retail & Leisure team within the Commercial Agency & Advisory department.
  • Always striving to exceed client’s expectations.
  • Attention to detail, for example ability to read a lease and effect on rental value.
  • Full driving licence and willingness to travel independently or with colleagues/clients.
  • Ability to adhere to deadlines and specific timelines.
  • Ability to work independently, but under supervision.
  • Ability to deal with multiple live instructions, always keeping clients up to speed.
  • Willingness to assist Retail & Leisure colleagues in Asset Management and Investment to provide seamless and holistic advice to clients.
  • Experience in Lease Advisory and RICS qualified.
