Retail & Leisure Senior Surveyor – MRICS (1-3 years' post-qualification experience)

About the Team/Department

We are looking for an MRICS-qualified surveyor with 1-3 years’ post-qualification experience to join our Retail & Leisure team, specialising in lease advisory work for:

  • Out-of-town retail parks
  • Leisure parks
  • Other retail & leisure assets

Key responsibilities for the role include:

  • Advising clients on national retail and leisure markets.
  • Negotiating directly with tenants and their agents while reporting to clients.
  • Leveraging lease advisory expertise, including:
    • Lease reading and summarising
    • Rent review processes
    • Lease renewals
    • Expert Witness role in Third Party Disputes
  • Growing your network by generating new client instructions alongside supporting a fixed Landlord client portfolio under Partner guidance.

Role Overview

This role aligns with our Senior Surveyor role expectations with additional scope:

Core Duties:

  • Conduct UK-wide site inspections (including out-of-town retail parks, leisure parks) and property measurements following RICS Surveying Standards (Code of Measuring Practice).
  • Lease reading & analysis (including renewal processes, Landlord & Tenant Act compliance).
  • Draft reports for rent reviews, lease re-gears, and renewals, sourced from **. Researchers & analysed comparable rental evidence to access market rent accurately.
  • Expert Witness role in Third Party Disputes (e.g., litigation support).
  • Draft proposals, Calderbank offers, Memoranda, and Heads of Terms (quoting rents).
  • Engage in negotiations with tenants and agents to achieve optimal outcomes for the client.
  • Strengthen collaborations with Montagu Evans’ Retail & Leisure Asset Management & Investment teams.
  • Proactively involve yourself in relevant Sector groups, social media, and AI business development.
  • Maintain a Retail & Leisure comparable rental database to identify new opportunities.

Scaling Responsibilities:

  • Primary focus assisting two Partners while also supporting the whole Retail & Leisure team.
  • Interact with higher-level company clients and report regularly.

Responsibilities

Technical & Operational:

  • Undertake nationwide site inspections and measurements (RICS compliance).
  • Prepare comprehensive reports for:
    • Rent reviews
    • Lease re-gears
    • Lease renewals (analysis of market rental evidence)
  • Accurately appraise market rent of leased premises.
  • Serve as an Expert Witness in Third Party Disputes.
  • Draft specialised legal documents including:
    • Calderbank offers
    • Memoranda
    • Heads of Terms
    • Fee accounts
  • Summarise and distribute lease terms, renewal processes, and Landlord & Tenant regulations.
  • Direct report and strategic advice to client partners.

Client & Network Engagement:

  • Work with existing High-Net-Worth and institutional client base (e.g., Aberdeen, Realty Income, Hines).
  • Proactively develop new client relationships to expand instruction pipeline.
  • Nurture collaboration with Montagu Evans’ broader Retail & Leisure teams (Asset Management, Investment).

Qualification & Skills Requirements

Essential Qualifications & Competencies:

  • MRICS qualification with 1–3 years’ post-qualification lease advisory experience.
  • Proficient in UK Landlord & Tenant law, lease agreements, and rent review mechanisms.
  • Exceptional written and verbal communication skills to engage clients directly.
  • Eagerness to optimise client satisfaction and business development.
  • Precision in lease interpretation, market rent, and SME planning.
  • Full driving licence and mobility to accept independent travel countrywide.
  • Superior time management, ability to manage multiple concurrent instructions.
  • Capacity to operate independently (with structured supervision).

Preferred:

  • Prior exposure to expert witness disputes in commercial property.
  • Basic understanding of sector partnerships with Industrial & Logistics or Offices services.
