Role Overview

We are currently working on behalf of a privately owned, award-winning SME developer renowned for delivering bespoke, high-quality residential schemes across sought-after locations in Surrey and Sussex.

Working directly alongside the Technical Director, you will take ownership of the technical delivery on a flagship residential scheme in Surrey while coordinating design and technical requirements across an active pipeline of developments progressing through planning.

This is an exceptional opportunity for an established technical professional who thrives within an agile SME setting, enjoys close collaboration with the senior leadership team and wants full autonomy across the development lifecycle.

Key Responsibilities

  • Lead the complete technical delivery of a flagship residential scheme from pre-construction through to practical completion.
  • Manage and brief external design teams, including architects, structural engineers, civil consultants, and MEP specialists.
  • Provide robust technical input during early-stage planning, land acquisition appraisals, and design development.
  • Review, coordinate, and sign off comprehensive architectural packages, structural details, and construction drawings.
  • Drive the timely discharge of planning conditions, statutory approvals, and Section agreements.
  • Coordinate Building Regulations approvals, warranty standards (NHBC/Premier), and building safety compliance.
  • Work collaboratively with Commercial and Construction teams to resolve site queries, lead value engineering, and ensure buildability.
  • Maintain design programmes, track consultant deliverables, and control technical expenditure against project budgets.
  • Attend site meetings regularly to support the site management team through live construction phases.

  • Proven background operating as a Technical Manager or Senior Technical Manager within residential development or housebuilding.
  • Track record delivering residential developments within an SME developer or bespoke housebuilder environment.
  • Strong technical grasp of architectural detailing, residential engineering, ground conditions, and UK planning processes.
  • In-depth understanding of current Building Regulations, warranty criteria, and statutory undertaker approvals.
  • Confident communicator comfortable collaborating closely with senior leadership and managing external consultant relationships.
