Salary: £40,000 - £44,000
We are seeking an experienced Service Manager to act as the single point of contact between VIVO, the Head of Establishment and Defence Infrastructure Organisation for all Hard FM service delivery matters on site.
In this pivotal role, you will lead the delivery of all reactive and planned maintenance activities, ensuring services are delivered safely, compliantly and in line with statutory and Ministry of Defence requirements. You will manage the performance of both direct teams and supply partners to ensure KPIs are consistently achieved, documentation is accurately maintained within CAFM systems, and customer issues and complaints are resolved promptly and professionally.

You will develop a strong understanding of the operational role and priorities of each establishment, working closely with Heads of Establishment to ensure maintenance activity supports unit outputs. This includes maintaining Establishment Specific Task Schedules (ESTS), Forward Additional Services Plans (FASP) and drafting Statements of Need to support sustain, maintain and change requirements across the estate.
A key element of the role is overseeing statutory compliance, ensuring any overdue mandatory tasks are appropriately risk-managed in consultation with stakeholders. You will also identify opportunities to support Ministry of Defence Net Zero objectives, initiating Billable Works where appropriate. The role includes participation in the on-call rota.
About you
You will have a strong background in FM service delivery and IT skills, ideally within a regulated or defence environment, with experience managing maintenance services, teams and supply partners. You will bring a sound understanding of safe systems of work, statutory compliance and customer-focused service delivery. Technical qualifications in a building services or engineering discipline, along with IOSH (or equivalent), emergency first aid and fire safety training are essential, as is experience acting as or supporting Asbestos and Legionella Responsible Persons.
