Role Overview

You will be the eyes and ears of Trinity Estates on the ground across Greater Manchester, making sure the buildings and communal areas we manage are safe, compliant and well-presented. Working in a hybrid, home-based set-up, you will plan and complete regular site inspections, capture issues clearly, and drive timely remedial action with contractors and colleagues.

Your local hub will be our Manchester office at Carvers Warehouse, Suite 2b, 77 Dale Street, Manchester, M1 2HG, where you’ll meet the wider team for briefings, collaboration and training. With a people-first approach, you’ll build trusted relationships with residents, contractors and internal teams, turning your detailed observations into tangible improvements residents can see and feel.

ROLE EXPECTATIONS

Most days you will be out on site conducting structured inspections, documenting findings in clear reports with photos, and raising works orders or actions. You will liaise with contractors to scope and verify remedial works, follow up on progress, and keep Property Managers and residents updated. You will balance planned inspection routes with responsive visits when issues arise.

  • Sites are consistently safe, compliant and presentable, evidenced by clean audits and timely closure of actions.
  • Inspection reports are accurate, photo-rich and delivered on time, with clear prioritisation and risk notes.
  • Contractors deliver to scope, cost and quality, with defects identified early and rectified promptly.
  • Health and safety hazards are identified proactively and mitigated before they escalate.
  • Residents and client stakeholders feel informed, respected and confident in the service.
  • You optimise routes and diaries to maximise site time while meeting all SLAs.

How You'll Spend Most Of Your Time

  • Completing scheduled and ad-hoc site inspections across your Manchester patch.
  • Producing concise reports with photos, risk ratings and clear next steps.
  • Raising and tracking actions and works orders through to completion.
  • Meeting contractors on site to scope works, provide access and sign off quality.
  • Checking compliance items (fire safety features, lighting, signage, access, housekeeping).
  • Liaising with Property Managers and residents to communicate findings and updates.

Who This Role Is For

  • You are calm, courteous and confident when speaking with residents and contractors.
  • You enjoy being field-based, self-managing your diary and routes to get results.
  • You are safety-minded and comfortable challenging poor practice on site.
  • You document clearly, using photos and simple language to drive action.

Experience That Helps

  • Previous site inspection, estates, facilities, building management or caretaker experience.
  • Knowledge of residential building fabric, services and common H&S controls.
  • Experience coordinating contractors and verifying quality of remedial works.
  • Using mobile inspection apps, CRMs or asset management tools to record findings.
  • Full UK driving licence and confidence travelling between multiple sites daily.
