Job Responsibilities & Requirements

PURPOSE OF ROLE

To take full responsibility for the safe, compliant, and commercially successful delivery of structural steel mezzanine floor installations from site mobilisation through to practical completion and handover.

The Site Manager is the single point of accountability on site, responsible for managing all installation activities, labour and subcontractors, ensuring that projects are delivered:

  • Safely and in full compliance with CDM Regulations
  • To the required quality standards and specification
  • In line with programme and key milestones
  • Within agreed budgets and commercial targets

The role requires strong leadership, proactive problem solving, and full ownership of site performance across safety, programme, quality, and cost.

KEY RESPONSIBILITIES

Site Leadership & Delivery

  • Act as the lead representative on site, taking full control of day-to-day operations
  • Direct and manage all subcontractors and installation teams to ensure efficient delivery
  • Ensure installation of structural steel and mezzanine systems is carried out in accordance with design and specification
  • Maintain a visible leadership presence on site, driving high standards of performance and behaviour

Programme & Planning

  • Take full ownership of the construction programme, including short-term planning and sequencing
  • Identify and manage critical path activities, ensuring progress is maintained
  • Develop and issue look-ahead programmes (2-week minimum)
  • Proactively manage constraints and implement recovery plans where required
  • Coordinate with internal teams (design, production, logistics) to ensure alignment with site activities

Health, Safety & Compliance

  • Lead a proactive safety culture, ensuring zero tolerance for unsafe behaviours
  • Ensure full compliance with CDM Regulations (2015) and all company procedures
  • Prepare and manage RAMS, COSHH assessments, and site documentation
  • Deliver inductions, toolbox talks, and regular safety briefings
  • Undertake regular site inspections, audits, and near miss reporting
  • Ensure all operatives and subcontractors are inducted and competent

Commercial & Cost Control

  • Monitor labour productivity and resource levels against programme and budget
  • Identify and escalate risks to cost and programme at the earliest opportunity
  • Maintain accurate records to support variations, compensation events, and claims
  • Ensure all changes, instructions, and site events are formally notified in line with contract requirements
  • Support the commercial team in protecting the company’s financial position

Quality Assurance

  • Ensure all works are delivered to the required quality standards and specifications
  • Identify and manage non-conformances, implementing corrective actions
  • Minimise defects through proactive supervision and quality control
  • Manage snagging and ensure timely close-out to achieve practical completion

Client & Stakeholder Management

  • Build and maintain strong working relationships with clients and stakeholders
  • Always represent the company in a professional and competent manner
  • Attend and contribute to site meetings, providing clear updates on progress and risks
  • Manage client expectations and resolve site issues effectively

Pre-Construction & Site Setup

  • Review drawings and identify buildability and sequencing issues
  • Contribute to design, planning, and coordination meetings
  • Plan and implement site setup including welfare, logistics, and access
  • Ensure all project documentation is in place prior to commencement

Materials & Logistics

  • Coordinate deliveries in line with installation sequence
  • Check and reconcile materials to minimise waste and delays
  • Report shortages, damages, or discrepancies immediately

Reporting

  • Produce accurate and timely weekly site reports, including:
    • Progress vs programme
    • Key risks and mitigation measures
    • Critical path updates
    • Resource and productivity analysis
    • Commercial implications

Handover & Completion

  • Manage the handover process through to practical completion
  • Ensure all snagging and remedial works are completed
  • Compile and submit all required completion documentation
  • Support successful client sign-off

ADDITIONAL RESPONSIBILITIES

  • Assist with site surveys as required
  • Support the preparation of variation quotations and technical input
  • Contribute to continuous improvement of site processes and delivery

KEY PERFORMANCE INDICATORS (KPIs)

  • Programme adherence and milestone achievement
  • Health & Safety performance (incidents / near misses)
  • Quality and defect levels at handover
  • Labour productivity vs planned targets
  • Commercial performance and cost control
  • Client satisfaction and feedback

QUALIFICATIONS, TRAINING & EXPERIENCE

  • Structural Steel Erection & or Steel Fabrication Experience
  • NVQ Level 6 in Construction Site Management (or equivalent)
  • SMSTS certification (essential)
  • CSCS Black Card (preferred)
  • Full UK driving licence
  • Proven experience in a site-based management role within structural steel / mezzanine installation
  • Strong understanding of construction sequencing, steel erection, and working at height

  • Ability to manage multiple priorities in a fast-paced environment
  • High level of organisation and attention to detail
  • Commercial awareness and problem-solving ability
