Social Housing Planned Maintenance
North London (Hackney, Islington, Haringey & Tower Hamlets)
About The Job
We're recruiting for a Site Manager to join an established social housing planned maintenance programme across North London.
Working on a long-term contract for a leading housing association, you'll take ownership of your own portfolio of properties, managing refurbishment and improvement works across occupied homes.
About The Role
As Site Manager, you'll be responsible for the day-to-day delivery of planned maintenance works across occupied residential properties.
You'll manage subcontractors, programme delivery, health & safety compliance, quality standards and site documentation, whilst working closely with operational teams, Resident Liaison Officers and the client to ensure projects are delivered safely, efficiently and to a high standard.
The role is field-based and will involve regular travel across North London.
Key Responsibilities
- Manage the delivery of social housing planned maintenance works.
- Oversee subcontractors and site activities across multiple occupied properties.
- Ensure works are delivered safely, on time and to specification.
- Maintain high standards of quality, compliance and health & safety.
- Manage site paperwork, inspections and due diligence requirements.
- Monitor programme performance and progress.
- Work closely with Resident Liaison Officers, operational teams and client representatives.
- Manage your own portfolio of properties from mobilisation through to completion.

Essential
- Previous experience as a Site Manager within social housing.
- Experience delivering planned maintenance, refurbishment or Decent Homes programmes.
- Experience managing subcontractors.
- Strong understanding of health & safety, compliance and site documentation.
- SMSTS.
- Asbestos Duty to Manage.
- Full UK Driving Licence.
- Access to your own vehicle. (Mileage reclaimed)
- Experience working within occupied residential environments.
Desirable
- Experience working for a Tier 1 contractor.
- Experience managing multiple properties and workstreams simultaneously.
- Strong customer and stakeholder management skills.
- Experience delivering long-term social housing framework contracts.
