Job Title: Site Manager
Due to continued growth within our Planned Works business, Wates Property Services is looking to recruit an experienced Site Manager to support the delivery of social housing refurbishment and planned maintenance projects across Wolverhampton and the surrounding areas.
This is an excellent opportunity for a driven construction professional with a proven track record of managing planned works contracts within occupied social housing environments. Working closely with residents, clients, subcontractors and operational teams, you will ensure projects are delivered safely, on time, within budget and to the highest quality standards.
As Site Manager, you will take responsibility for the day-to-day management of site operations, ensuring programmes are delivered safely, efficiently and with a strong customer focus.
Key Responsibilities
- Manage the delivery of social housing planned works projects from mobilisation through to completion.
- Lead site teams, operatives, subcontractors and suppliers to ensure works are completed to programme and quality standards.
- Ensure full compliance with Health & Safety legislation, company procedures and client requirements.
- Undertake site inspections, quality checks and progress reviews.
- Produce and maintain site programmes and short-term works schedules.
- Monitor productivity, performance and project milestones.
- Work closely with Resident Liaison Officers to minimise disruption to residents.
- Carry out pre-start, progress and completion inspections.
- Ensure accurate site records, reports and project documentation are maintained.
- Support the successful financial and operational delivery of projects through effective planning and resource management.

About You
We are looking for an experienced Site Manager who can demonstrate a strong background delivering planned maintenance works within the social housing sector.
Essential Requirements
- Proven Site Manager experience within social housing planned works
- SMSTS or SSSTS qualification
- Valid CSCS Card
- First Aid at Work certification (or willingness to obtain)
- Strong knowledge of Health & Safety legislation and site compliance requirements
- Experience managing subcontractors and direct labour teams
- Excellent communication and stakeholder management skills
- Ability to manage multiple workstreams and maintain high-quality standards
- Full UK Driving Licence

Desirable
- Experience delivering kitchen, bathroom, roofing, external works, FRA or other planned maintenance programmes
- Experience working within occupied properties
- Asbestos Awareness certification
- Strong IT skills including Microsoft Office and project reporting systems
