Job Description

Site Manager - Social Housing Retrofit & Refurbishment

A leading national construction and property services contractor is looking to appoint an experienced Site Manager to join its growing Midlands team, delivering major social housing refurbishment and retrofit projects across Birmingham.

Position: Site Manager
Location: Birmingham

Salary: Up to £52,000 per annum + £4000 car allowance + package

Contract Type: Permanent
Start date: Immediately available

This is an excellent opportunity to join a financially secure, well-established business with a strong pipeline of work and an outstanding reputation for delivering large-scale capital works and energy efficiency programmes within the occupied social housing sector.


The Opportunity

Due to continued growth, our client is recruiting three Site Managers to oversee the delivery of significant occupied residential refurbishment schemes.

Working alongside an experienced Project Manager, you will take ownership of day-to-day site operations, coordinating multiple workstreams, managing specialist subcontractors, and ensuring projects are delivered safely, on programme, within budget, and to the highest quality standards. You will be working on one of two flagship refurbishment and retrofit schemes for a major local authority.

Projects

Project One - Retrofit Programme

Refurbishment of six occupied six-storey residential blocks.

Project Two - Retrofit Programme

Refurbishment of three occupied low-rise residential buildings.

Typical Works Include

  • External Wall Insulation (EWI)
  • Roof replacement with cut-to-fall insulation
  • Extensive scaffold operations
  • Window replacement
  • Render and brick-slip façade systems
  • Curtain walling to walkways and balconies
  • Fire stopping works
  • Sprinkler adaptations
  • Mechanical and electrical alterations
  • Internal refurbishment works
  • External landscaping and reinstatement

Key Responsibilities

  • Manage day-to-day site operations on occupied residential refurbishment projects.
  • Lead and coordinate subcontractors and directly employed site teams.
  • Deliver projects safely, on programme, and to budget.
  • Ensure compliance with Health & Safety legislation and company procedures.
  • Produce and maintain site documentation, inspections, and reports.
  • Manage scaffold safety and inspections.
  • Coordinate resources, logistics, and site sequencing.
  • Chair site meetings and coordinate subcontractor activities.
  • Maintain exceptional standards of quality and customer care within occupied homes.
  • Ensure environmental and waste management procedures are followed.
  • Monitor programme performance and report progress to the Project Manager.
  • Drive high standards of workmanship and site presentation throughout the project lifecycle.

About You

We are looking for an experienced Site Manager with a strong background delivering refurbishment or retrofit projects within social housing and experience delivering EWI, roofing, cladding, window replacement, or fire remediation packages.

Qualifications and Experience Required:

  • SMSTS
  • CSCS Card
  • Scaffold Inspection qualification
  • NVQ Level 6, HNC or equivalent industry experience
  • Asbestos Awareness
  • First Aid At Work
  • Fire Marshal
  • DBS Certificate
  • Full UK Driving Licence
