Job Summary

The Site Manager is responsible for the safe, compliant, and efficient day-to-day delivery of construction projects, ensuring works are completed to programme, budget, and quality requirements. The role leads site teams and subcontractors, maintains high standards of health, safety, and quality, and ensures compliance with Building Regulations, Planning requirements, CDM Regulations, and the Building Safety Act. The Site Manager acts as the primary site-based leader, driving operational performance and customer satisfaction throughout project delivery.

Daily Responsibility

  • Manage the day-to-day operation of sites and social housing projects, ensuring works are delivered safely, efficiently, and in accordance with programme requirements.
  • Lead, coordinate, and supervise site teams, subcontractors, and suppliers to achieve project objectives.
  • Ensure compliance with Health & Safety legislation, CDM Regulations, Building Regulations, Planning conditions, and company procedures.
  • Monitor site safety, quality, productivity, and progress, implementing corrective actions where required.
  • Maintain site records, inspections, permits, audits, and compliance documentation to required standards.
  • Liaise effectively with clients, consultants, residents, local authorities, and other stakeholders to support successful delivery on site.
  • Assist the Project Manager and commercial team by providing accurate progress updates, resource requirements, and information relating to project performance.

Other Duties

  • Support project mobilisation and pre-start planning activities.
  • Assist with the development and mentoring of Assistant Site Managers and site-based personnel.
  • Promote continuous improvement, best practice, and company values.
  • Support customer care and resident engagement activities where required.
  • Undertake any other duties reasonably required within the scope of the role.

Person Specification

Qualifications - Essential

  • SMSTS.
  • CSCS Manager Card.
  • First Aid at Work.
  • Full UK Driving Licence.

Qualifications - Desirable

  • HNC/HND or Degree in Construction Management, Building Studies, or related discipline.
  • Scaffold Inspection qualification.
  • Temporary Works Coordinator qualification.
  • CIOB membership or working towards professional accreditation.
  • Building Safety, Fire Safety, or Compliance-related qualifications.

Experience - Essential

  • Previous experience in a Site Management role within the construction industry.
  • Proven experience managing construction and social housing projects.
  • Experience managing subcontractors, programmes of work, and site resources.
  • Strong understanding of construction methodologies, sequencing, and project delivery.
  • Experience implementing and managing Health & Safety, quality, and compliance processes.
  • Experience working with clients, consultants, residents, and statutory bodies.
  • Ability to identify, manage, and mitigate project risks.

Experience - Desirable

  • Experience delivering refurbishment, regeneration, planned maintenance, or new build projects.
  • Experience leading workstreams and site teams.
  • Experience working within social housing, framework, or partnership environments.

Skills / Knowledge - Essential

  • Strong knowledge of Health & Safety legislation, CDM Regulations, and construction best practice.
  • Good understanding of Building Regulations, Planning requirements, and the Building Safety Act.
  • Strong leadership and people management skills.
  • Ability to motivate, manage, and develop site teams and subcontractors.
  • Organisational, planning, and programme management skills.
  • Excellent communication and stakeholder management skills.
  • Ability to read and interpret construction drawings, specifications, and programmes.
  • Problem-solving and decision-making capability.
  • Proficient in Microsoft Office and digital construction management systems.

Skills / Knowledge - Desirable

  • Knowledge of quality management systems and performance reporting.
  • Coaching and mentoring capability.
  • Experience using project management and reporting software.
