A well-established Central London high-end residential contractor is looking for an experienced Site Manager to take ownership of the delivery of a £4M super-prime townhouse new build in Holland Park.
The business has a strong track record delivering high-quality residential construction across London, with particular expertise in new builds, basement construction, refurbishment and complex residential developments.
This is a hands-on role suited to a Site Manager who has come through the carpentry / joinery / working foreman route and understands construction from the ground up. You will be responsible for driving the project on site, managing trades and subcontractors, maintaining programme and ensuring the finished product meets the exceptionally high standards expected within the super-prime market.
The Project
The project is a £4M new-build townhouse in Holland Park, incorporating a substantial basement and high-end architectural and finishing elements.
You will be involved throughout the build, from the early structural and basement stages through to the detailed finishing and final handover.
The role will suit someone who enjoys being hands-on, technically strong and close to the detail, rather than a purely administrative Site Manager.
Key Responsibilities
- Take day-to-day responsibility for the successful delivery of the £4M townhouse.
- Lead and coordinate all site activities from basement construction through to completion.
- Manage subcontractors, trades and suppliers to ensure works are delivered safely, correctly and to programme.
- Oversee basement construction, structural works, waterproofing and associated temporary works.
- Coordinate M&E, structural, architectural and specialist subcontract packages.
- Plan and sequence works to maintain progress against the programme.
- Maintain exceptional standards of workmanship across all areas of the build.
- Use your carpentry / construction knowledge to identify issues early and provide practical solutions.
- Manage site logistics, deliveries, materials and labour within a constrained Central London environment.
- Liaise closely with the Project Manager, Contracts Manager, client, architects, engineers and consultants.
- Carry out regular quality inspections and ensure works comply with drawings, specifications and agreed standards.
- Manage snagging, finishing and handover to an exceptionally high standard.
- Maintain site records, progress reports, inductions and relevant H&S documentation.
- Ensure the project is delivered safely, efficiently, on programme and to the required quality.

The Ideal Candidate
- Proven experience as a Site Manager, Senior Site Manager, Working Foreman or similar.
- A strong carpentry / joinery background with genuine hands-on construction experience.
- Proven experience delivering luxury, high-end or super-prime residential projects.
- Strong experience with basement construction and complex structural residential works.
- Previous experience delivering new-build townhouses or high-value residential developments.
- Experience working within Central London would be highly advantageous.
- A strong eye for detail and an uncompromising approach to quality.
- Excellent knowledge of construction sequencing and residential build methodology.
- The ability to confidently manage subcontractors and trades while remaining hands-on.
- Strong communication skills and the confidence to deal directly with clients, consultants and design teams.
- SMSTS, CSCS and First Aid.

The ideal candidate will be a practical, technically minded construction professional who has progressed from the tools into site management and can combine hands-on construction knowledge with the leadership required to deliver a £4M super-prime project.
Your ability to understand the detail, challenge workmanship, manage trades and solve problems on the ground will be just as important as your ability to manage programme and site operations.
